Help understanding hay lease or land lease

Hi,
I have property in NY catskills with 40 acres of fields. 20 have good hay and have had manure in the past the other 20 are in stages of just brush hogged and poor hay to needing chainsaw and chipper to open up again.

What is reasonable to expect for a lease for haying or growing crops?

The USDA publishes average crop and pasture cash rents. The average 2010 NY rents were $43.50/acre for cropland (NASS - Charts and Maps - Farm Values and Cash Rents)and $22/acre for pasture (NASS - Charts and Maps - Farm Values and Cash Rents).

If NY is like other states, there is considerable variation in rents within and across counties. Farmers' willingness to pay will depend on crop prices, soil productivity, location, fencing, etc.


Your best bet in getting a feel for rents in your area would be to visit with your neighbors and the staff at you local Cooperative Extension and FSA offices.
