As you may or may not know (see other thread) a gas company approached us a while back. They want to run a 20 inch pipe under our property, and create a 30 ft easement.

Everything is still up in the air. Nothing is definite yet.

But my question is - where would you put the easement if you had the choice? We told them "do not disturb two large trees". So they proposed a 30 ft easement, pipe in the center at 42 ft from the property line. I am wondering if it would be better to let them take down the two large trees and run the pipe 15 ft from the property line.

Any suggestions? Thanks in advance.

I can relate as the gas company has an easement through my property. It was put in many years ago before my time. If they can put it in a place that doesn't affect any future plans of yours, it can be a good thing. Ours runs through a field that is cut for hay and will never affect any plans I have for the land. We get basically free gas for the use of our land, which saves big money per month on my electric bill in the winter. I would hope you would be getting some sort of benefit from it, otherwise I would tell them to find another route. Now a gas well would be another story. I own the mineral rights under my land, and a couple years ago, another gas company wanted to put in a well. I told them no way. I've heard, and seen, horror stories of the way they destroy your road and never put it back properly. Also would want the constant maintenance vehicles, noise, etc that could come with a well. In the 18 or so years I have lived here, I have never seen any maintenance people around. As far as keeping the trees or not, that will have to be a personal decision based on the shape of your land, future uses, etc. You only get one shot at it, so make sure you think it through and leave yourself with as little burden as possible.

put it as close to the boundry as you can that way if there are any issues to come you can fence it off and possible plant it out with shrubs etc to hide it ,,,,,,

If it didn't interfere with future plans, I would recommend that you have the easement placed as close to the property boundary as possible. That is what I would do if faced with this decision.

Only do it if you're sure it's worth it. (I have to assume there's some incentive to comply.) If it were me on my place I'd want it near the boundary line, preferably a corner near the road.

Try to put it in whatever is defined as building setback for your municipality. You can't build there anyway, so that should minimize future impact on your options.

If it were me I would lose the two trees and let them put it 15 ft. from your property line...like other posters have said. Here 15 ft. is the set back for any building and maybe it is the same there ...if so, then you have lost nothing and I am sure you are going to negotiate with them for compensation...Free gas for life sounds good...Remember your choice will affect the sale of your property some day...either by you or your heirs...

I would not want a big gas line anywhere under my property.
We just had a 36'' gas line explode in the SE corner of Ohio.
Destroyed 2 homes just from the heat of the fire which was 500 feet from them .
