In my area of Michigan they put a gas well about every 80 acres across the top of the Mitten in an arc from east to west. Most of the land mineral rights are owned by the state, so all they had to do was pay you fair market value for any trees they had to cut down, and pretty much put the wells where they wanted to. They would work with you some, as far as gates and maybe where the lines run from the individual wells to the main feeders. They don't allow farming/planting trees/building on their right away after the line is put in, and that goes for the well access roads, too. You can walk across/drive/mow across the gas line.... but that is about it.... When they put the well in they clear about one square acre of woods, then put the well in. I notice that the farmers plow closer to the wells than these one acre wood spots, so they must be allowed to so they don't loose so much farm land.... :)

I don't like easements and unless they were paying some decent compensation, I would hold out and try to avoid having it cross my property. They have a big advantage in the dealing unless you are an expert yourself, since they do this all the time. They may not be completely honest with you and play your emotions.

Thank you! The land is a 30 acre; square pasture; corner lot. The County road runs on the East and South property line. They want to run it along the South property line. It sounds like giving up the two large trees make the most sense. I will take pictures on Sunday.

Once they put the pipe-line is down the land is yours again,you can even tell them what you would like grass seed put back on after line is laid.The only time they mite be back in is to fix some washes were dirt has settled.They will come in once a year or should and mow the R.O.W. The line will be deep enough were if you wonted to disc and add food plots,etc you can. The pipe-lines are checked by plane,so once they are done, traffic is not an issue,if someone needs to come on your place,someone with the company will usually notify you before hand. Well this is how it is around here...

First picture is the gulley that runs along the fence line. Second picture is approx 4-5 steps to the right = approx 6' inside the fence. Third picture is another 4-5 steps = approx 15' inside the fence line (notice the huge tree). If we ask them to do it here at the tree; it will be the first 30 feet of the property; this would be the center.

These are with a zoom lens with least zoom. Unfortunately my regular camera lens wouldn't work.

First picture is approx 4-5 steps to the right = approx 22' inside the fence. Second picture is approx 4-5 steps to the right = approx 32' inside the fence. Third picture is another 4-5 steps = approx 42' inside the fence line. This is where it is currently penciled in (because we wanted to save that tree). If they do it here; we'll retain the first 27'; they will have ROW for the next 30 feet; this would be the center of the 30' ROW.

It would run from here to the tree line at other end of our property; 1,212 feet in distance.

These are with a zoom lens with least zoom. Unfortunately my regular camera lens wouldn't work.

Not having seen your property or the layout proposed it sounds like the best position would be as close to the property line as possible. You can also negotiate for replacement of the two trees or even relocation of them or payment for their value.

Two bit has it right, this is extremely important. I assume you don't have a choice on whether it will be there but you have a choice on terms including limitations, maintenance now and future and many things. They can also pay reasonable legal fees for you to hire professional help to get this done. All common place.

We have 5 pipelines running cross corner of our property. Three have product in them and two contain fiber optic cables. It was put in many years before I bought the land so I didn't get any money for the ROW.
We were approached this year that they needed to do some repair of the pipe. It took three days to dig it out, weld a sleeve on the pipe, cover it all up and remove all saplings from the ROW. I figured they did about $300 damage driving on the grass and soy beans. I asked for $500 and was paid the amount. I will put a food plot on the ROW next year.
Only regular disturbance is Pipeline Patrol Cesna flying over in about every two weeks.
