And you see this happening when ? The population of the US will continue to grow until all the resources are gone and that will take generations , with our borders wide open with welcome signs offering free housing /food and an education why would anyone not head this way ?

If I find the article I will post it with the time line. It is the trend in Japan and parts of Europe already. Success reduces breeding rates in humans is a know fact.

People from the middle east are on the way to outnumbering the locals in Europe. I think Japan has an enforced on immigration policy.

Yup. To many people, not enough land. Discussions on population control should go to friendly politics.

I agree about the population problem discussion being kept to a minimum in this thread so it doesn't get closed.

in 1969 my mother thought i-25 was an utter waste of money. you could drive between colorado springs and denver and see another car every 10 minutes or so. between denver and cheyenne was pretty much the same thing. ah well, back then we walked to school uphill in both directions!

I remember when I-25 through Denver was called the "Valley Highway." Now that's old. :laughing:

Several of the Docs I work with in California have bought small family farms in Oregon recently.

80 to 250 acres is the range with water, out buildings and a mixture of orchard, pasture and tillable...

I would imagine taxes, environmental laws and zoning could all affect long term value...

Would you characterize the several as a trend of much greater significance? Or just a coincidence?

It could be just a reflection of Californians with means hedging their bets.

The topic never came up around here 20 years ago and now it is regular topic of discussion...

A realtor friend of mine who I used to work with lived in Cali for a number of years after leaving Denver. He and his wife voted with their feet and moved to South Carolina because of Cali's high prices, and excessive nanny-state mentality. He's told me that people with above average incomes are leaving the state or finding other ways to shelter their income and wealth from the imploding state Gummint. Depending on how, what, and where they choose to invest their assets could drive up land prices in neighboring states. The bottom line is desirable land will rise in price, while I think land that doesn't meet investment grade status will stay flat or even decline in value.
