Looking at your soil conditions it looks like mostly clay, are they going to back fill with gravel around the outside all way up or are they going to use native soil on top of the perimeter drain tile? Adding some extra sealant to basement walls/seams & plastic while it is open could be cheap insurance against leaks also..

wondering what their plans are for most part is all. I also would think a drains tied to the tile in the garage seeing you have tons of back to add it would be pretty easy to do if aloud in your area. lots of regulations as someone mentioned leading back to antifreeze and oil into environment as drips off cars as main concern... EPA came into the shop i worked at about 10 yrs back where fork lifts were used/parked as only oil/antifreeze devices and made them pour concrete down all the drains. about a month later they switched to all electric fork trucks (go figure.)

If you have a drain in the floor would it not collect sand and dirt since there would not be any flow of water to keep it clean? Also the building code says you have to have the floor of the garage sloping toward the door so water should flow outward. But I have never seen a concrete floor that water flows toward a drain or out the door so it probably does not mater what you do. Rick

I have seen a lot of guys that went through great angst to install a garage drain and despite the effort, very few actually use them. Guys in the north use them in the winter for snow melt but that's about it. My experience is just casual but that's what i have seen over the years.

Would not a french drain work in the garage? Really how much antifreeze and oil would go into it. It would take years and years to end up contaminating below such a drain.

With the amount of fill he has probably be easy enough for non washing applications to have the drains into the gravel fill but to prevent long term settling I would say out to the tile to drain & down past the silt screen as it is now. only real concerns then would be the chance of spiders/snakes/mice/chipmunks coming in if the drain did not have a secure way to keep them out (if the tile exit is to light.)

I'm sure looking forward to the floor & walls going in, will see LOTS of progress real soon either way it goes quicker than ya think.

As far as a garage floor drain goes the first place to check is with your local inspector. They are not allowed in my area. It has to do with possible petroleum contamination of surrounding soils. Just like it is illegal to dump petroleum products in the sewer system or storm drain systems. I thought it was national code now but I am not sure of that so check before you consider it. I can see the advantage for those of you in snow country and snow melt issues in a garage.

How will the house be constructed, frame or SIP? I can imagine a panelized system being terrific on this foundation. I built with a concrete/foam panel called ProTec, then used a panelized metal roof system.

Day 30

It will be frame/stick w/ 2x6 exterior walls.

They are calling for bad weather Friday, so the pour has been moved up to tomorrow so that framing will start on target Monday. Inspections all passed this morning, so they got the green light to proceed.

They completed the styrofoam along the outer edges and laid down the plastic.

There is a channel running along the left side in this pic. I guess that is to create a thick strong vein in the concrete floor right there.

They had to pull out quite a bit of gravel to get the thickness just right for the pour.

The red lines represent where a stamped concrete patio will be. That will be interesting give that the back fill dirt going in will not be fully settled by the time they install it.

I believe they plan to put in some sort of beams to support the patio.

My understanding is that they will back fill with the clay and then spread the topsoil what was scraped off first in areas that will be seeded.

They are not going to mess with pouring the garage until after the framing is done.

Do not! I mean DO NOT backfill with the clay. I have dug out many houses over the years just to backfill with sand, clay will hold the water and cause basement problems. Also wait for them to Put the floor on before backfilling, I've seen walls deformed and cracked cause the builders decided they are in a hurry and do it them selves. Just my 0.02 cents
