Is there a book about buying property?

I remember a discussion a year or two back about buying rural property and a number of people highly recommended a book that helped with the search and buying process. I've tried searching the forums, but no luck finding that thread.

The book helped explain some of the problems and things to look out for.

1. Titles that aren't clean
2. right of ways
3. easements
4. utility easements
5. shared roads
6. etc.

Does anyone recall what publication it was or recommend some reading?

Nope....but isn't that what Google is for? A book gives you one person's perspective. Google gives, well.... a googolplex of perspectives.

This might not be the book you are talking about but there is a book. Look on the Small Farm Jurnal web site and there is a book on buying a farm. In their way of thinking a farm can be quite small, I hope this helps. Ed

I think a thorough and conscientious lawyer who deals in real estate/property law is a necessity. There are so many variations on those issues across different states, and most cases have their own particular and/or peculiar circumstances. It is difficult to accurately gauge your risk or exposure to potential problems without experienced input.

As others have recommended, it is a good idea to get an attorney. He can check to see if there are any Leins on the property. He can also check to see if the Mineral or Water Rights have been sold. Just a thought.

My first smart a...d response to "Is there a book about buying property?", was yes there is, the Book of TBN. :laughing::laughing::laughing:

We are in the midst of getting a ReFi and it has been held up by a lien on the property! :shocked::confused3: Our lawyer caught the problem and the lien is from the last ReFi that the bank did not remove when the loan was closed. :confused3: Thankfully we are with the same bank so they have an incentive to quickly clear the lien that should have been closed years ago.

I spent quite a few hours in the court house looking at parcels in the area we were interested in living and then looking at deeds. Twas quite interesting reading. I don't think everyone needs to do this but it is always and option. If you ask a few question from the employees you can find out some interesting information. We were looking at a parcel that had some interesting issues. I was talking to employee at the court house and who turned out to be a neighbor of the parcel in question and she was able to fill me in on some of the history of the parcel. Twas quite interesting.
