provincial edict ... yes, ALL leases expire ( except month to month )

supposed to protect renters and landlords ...

if you don't pay/renew , you can be chucked out on the street the same day... ( landlord will have already rented the place to a better customer)
and doesn't have to get an Order to evict you ..... and he can charge whatever the market will bear ...

for the renter, .... if you have a bad landlord, you simply rent elsewhere and walk away...

it has its ups and downs ....

bordering provinces suffer a bit on that week end ... ( for some strange reason, all rental trucks are in use )

Jaotguy that reminded me of the rentals I bought and renovated back when I was a journeyman carpenter. The good news was, once I had the place cleaned up and running it paid for me to be a full time MBA student. On the other hand in school I learned to calculate some industry metrics: my 5% vacancy was much better than most. But my tenants' residency on average was only 8 months! Many of them moved up to the newly built complexes nearby that were being built like crazy.

After a formal analysis for a class assignment, I decided selling and carrying back the mortgage myself was about as profitable as the day to day operation and a heck of a lot simpler.

Owning a rental or a few is a great way to start accumulating some savings but dealing with frequent turnover like you describe is what it costs you. Of course the tenants who move frequently are the ones who have trashed their apartment in a year or less. It sounds like the Quebec rule has formalized this process. :laughing:

Here is one I saw yesterday. The trailer is bent really bad, has no lights or tag and the load was not properly secured. The mower was also running too:laughing:

I don't understand drivers in free-flowing traffic that don't care if they are beside a truck or trailer for a long time. I'll speed up or slow down to spend as little time as possible beside one. I even avoid being beside a car.

Thank you. I wish all drivers would take notice of the big rigs around them.

Another driver suggested that every applicant for a driver's license should have to ride in a big rig for one day before they're granted a license. Just to see it from our perspective.

By the way the rest of the mowing operation looked the strap was probably ready to break.
