Back in 1989... there were a lot of damaged homes... luckily none of mine were damaged.

Ultrarunner I have to chuckle when I reread your home locations.
You don't like flat land do you? ;) Unless your SF location is downtown overlooking the Bridge.
California has so many physical challenges, explosively flammable shrubbery, a little thing called the San Andreas Fault,
lack of water, too much water, huge traffic jams, yet so many people want to live there because despite its physical dangers,
take one ride up and down that cable car and you tend to worry more about where you are going for lunch. Or a long walk through a vineyard.

Almost sixty years ago, I remember when very little being told by my father when on his lap learning National Geographic maps, that California was the land of fruits and nuts. Citrus, avocados, all kinds of nuts.
And perhaps a second meaning too. With all proper due respect to those of varying mental capacities and gender persuasion.
I'll visit, but I won't stay...

Paying more for homeowner insurance so I can live in a really beautiful area is well worth the price of admission to me. Luckily my property/school taxes dropped $6K by
moving from high rent PA to NC. So things can often work out.
I'm sure taxes in California are really low to offset the insurance costs too. :rolleyes:

It's not just paying more... it really can be difficult to get... really nothing new in that we always seem to be going from crisis to crisis...

To add... I have a friend that disced his property to provide a fire break and was cited.... he disturbed critical habitat...

I need a permit with a hearing process to remove a single tree.... like a Walnut I planted years ago.

It seems like common sense is anything put common.... then it is not just California... gophers are protected in my part of Washington State...

Fordman, I love it, they give you earthquake coverage because there is almost zero chance of it occurring. I wonder if they offered that to Ultrarunner for free?....;)

Not sure exactly how far he is away from it,,,, but he's pretty close to the New Madrid fault. :eek:

Seems like almost weekly there is a report of a fire or other major damage . Often the news reports that they had no insurance and identify where donations can be made.

A secretary at work lost her mobile home to a fire and had no insurance. We took up a collection for her but I would rather have had a collection to help her pay her insurance.

Just don't ask for a handout if you have a loss.

I guess they figure fewer things will go wrong with it (starting fires, roof susceptible to hail damage) in the first few years of it's life. Even includes earthquake coverage! :)

new homes do have less claims, though not less due to "stupid people" incidents. That appears to occur regardless of home age...

I pay 3500 for full coverage on a 400k house and 100k in outbuildings. Or about double what I expected. I hate to shop around, love dealing locally, but to save a thousand dollars? you bet. That's a to do for next Spring. Not thrilled with my current independent agent, and having been one, I know better.[/QUOTE]

Never asked for a thing... not even unemployment when it was due.

Guess it goes back to grandparents that refused to take a dime of social security out of gratitude for living here until Step Grandfather passed away.

He worked everyday into his 80's as a tool maker.... 60 years paying into it and never filed.... said leave it for those that can't make it without help... modest home, 20 year old Ford and a small shop with 12 union machinists/tool makers...

What I do see is every time there is a major disaster aid is quick... everything from hotel vouchers, food and even FEMA trailers... and I speak of California.

Well I sure stand corrected, I never heard of New Madrid before this, but it wasn't the largest, Alaska seems to have that honor.
New Madrid was shaking and rattling for a few years too.

If you can't afford your home owner's insurance on your retirement, then you probably shouldn't retire yet.

If you cant afford the premiums i dont think you could afford to rebuild in a catastrophy or even a minor even like a tree falling on a room or a small fire or a burst pipe flooding a few rooms and walls.!!!
