Once upon a time in a little town far away I had a German insurance client who kept a 5000sf home in a very nice upscale gated community in my hometown area.
He and his family went back to Germany for the winter and returned in March to a nightmare. An upstairs hot water pipe had burst, sending hot water down three floors for months on end. The house was very well insulated, and it turned into a giant petri dish. Mold everywhere and worst, inside the walls, everywhere that moisture could get to. I wonder if he had an instant on heater, must have if the water stayed hot. I believe the claim was for over $160,000 and this was over twenty years ago.
Black mold will make you very sick, and makes a home unlivable and for sure without much market value. An ounce of prevention...
You can clean it up but it may take specialty chemicals in addition to tons of bleach. For sure wear proper breathing apparatus and have some big exhausts.
