Hmm. Jimmy Hoffa?

As other's have said, I would talk to the owner....I'd pay for it to be cut myself...because I knew it was a problem and I bought a problem...That's just me. But unless the neighbor is crazy they should understand that you need to protect your property and they who'd let you cut that one piece that's hanging over you.

Myself, I own the house next door and it's been vacant for 10 years now. I keep it up and write it off. I hate neighbors so I bought it a while ago, like 15 years ago. Rented it and tennants are generally pigs so it stays vacant.

My comment is mind your own business. Someone owns it and pays the taxes and thats all you need to know.
Yup.

Plus they keep the lawn mowed and don't have any nasty habits, like annoying dogs.

I've got a house we bought from a "failed flipper" in 2010 for $25K. Kitchen was and is gutted. He had new utilities, bath, ac etc. 3 beds, 1 bath. House selling about a block away asking $115K, 2 beds, 2 baths. We keep the yard mowed and general upkeep. The main reason we bought it was that SWMBO grew up in it, my MIL had sold it to the flipper for like $80K, and we needed a place to store stuff we were moving down to Mississippi for retirement, $25K was cheaper than a storage unit rental.

The other house may not have insurance. So it will be on you (or your insurance if the shed is insured) unless you are willing to:
1. wait for the limb to fall
2. locate and serve the owner with a civil lawsuit
3. pay a lawyer

What value does your homeowners insurance have on the shed and what is your deductible? If the shed is not specifically on the policy it still might be covered depending on the wording in your policy. What value do you put on the shed? Do you have a estimate on the limb removal? Most homeowners deductables are $500.

Since no one lives in the house you can check the tax rolls (online usually) to see if there is someone paying the property tax or if the house is soon to be auctioned off by the local taxing entity.

I'd keep my eye on the neighbor that lets his dog use the vacant property as a convenience ... doesn't sound like a very respectable person.
