This isn't said often on here, but a L3901 gear drive tractor might be a good fit. Since you have to mow 40 acres you could throw it in gear and let it run. That'd be better than keeping your foot on the HST treadle pedal the whole time. And the L3901 should have enough power to push a 6ft rotary cutter. Would be less expensive to purchase too.

If you do mostly mowing and not a lot of close quarter work, I agree, but L4701 is the min. size for that size property.
