TC45DA was good to me

I used to spend a lot of time here in the NH forums and got a lot of information... Lots of good folks here. And it was with mixed emotion that yesterday I parted ways with my TC45DA...



Thanks for all the help over the years to the members that are still here and those that have passed on!

Sales taxes are high everywhere in NY state. Property taxes are never low, but vary greatly from sane to outrageous, depending on the area, town, county, etc. Income taxes are not too bad for retirees. Workers get hit pretty hard, but not much more than in comparable states. One pleasant surprise when I moved here from the teeming mess of SW CT, is that there is no property taxes on vehicles. In CT, when you buy a new car, you get hammered for the first few years, and still pay plenty later one. It's a relatively small thing compared to taxes on real estate, but it plays into the total.

I was looking at some property values in Sullivan County, they seem rather inflated, Wonder if it is caused by transplants from Westchester, NYC, and even CT? Hard to believe native locals are the cause? Clarification, native reference not obviously directed toward Native Americans, but you knew that.

Very likely. I'm old enough to remember when I could have had the pick of any farm I wanted here in Delaware county for $30-40K. Of course I didn't even have the down payment for that back then. Now it's hard to find a decent building lot for that and $100K homes are usually either fixer-uppers or have wheels. And if you like acreage, well, you need to dig quite a bit deeper. Sullivan County is worse, because it's more proximate to the City, CT, New Jersey, etc. Development is such that if I were younger, I'd be looking to move out, and again, Sullivan County is worse on that score as well. The political climate is such that if you object to any kind of development, no matter how crazy, you're considered a communist.

One thing to look for is how long a property has been on the market. There is a nice house about five miles from me that was put on the market for $800K about 30 years ago and is, I think, down to about half that now, and still on the market. There are lots of places where people put their properties up for sale at a ridiculous price, and just wait and see.. Another thing to look for is past sales, obviously. There are people who will buy a house and put it on the market right away for twice what they paid.
