I'm not familiar with what a local town board does, or what a farmers co-op is, but I might be tempted to go to one of their meetings and ask them for advice in how to deal with your situation without naming names. Bring pictures of what's happening, show the survey, and ask what would they do if this was happening to them on their land?

I agree with others that this is an excellent idea. Even invite the board to the property to evaluate the situation first hand. Bring a county parcel map showing property owner names if you can get it, many are on line.

I do also dodge man. However - I MUST relay this tidbit. There was this IDIOT locally - on Craigslist - selling "Official" National Geodetic Survey brass top survey markers. I guess nobody thought much about it until somebody in the know look at what this IDIOT was selling. They were the real thing. He had been going around and chiseling them off the rocks, etc and selling them on Craigslist.

I don't know what they did to him but whatever it was - probably wasn't much.

Just a "devil's advocate" question - what IS he hurting? Is he damaging your property in any way or are his actions denying your use of your property in any way?. Yeah, I'd be pissed too, but then - why?

Over the years I've been here - 36+ now - I've had occasion to "deal with" folks who come thru my outer gate and NO TRESPASSING sign - down my mile long driveway - thru my inner gate and NO TRESPASSING sign and then had the balls to argue that they had the right to be on my property.

There is a particular spot on my property where everything that - for whatever reason - dies is put(raccoons, skunks, porcupines etc). The coyotes will clean up this "mess" in less than two or three days - leaving ABSOLUTELY NO EVIDENCE - that anything was ever there.

I have been sorely tempted at times..................

However - I've always given way to the "social graces" and called the County Sheriff on these occasions.

For liability reasons I would not want him to illegally use my property if it were me. Also the adverse possession mentioned.

I think he figures all previous owners accepted the situation. So obviously there is something wrong with me. :stirthepot: But as I see it (and have told him) it devalues both properties. Should I have to sell out what do I tell the buyer? And if he has to sell out what does he say. So in either case it isn't good. I am NOT ready to sell. :thumbdown:
