Cell Tower Lease

Yes I know all about the 7300 good rig!! This rig will only be used on data for AF MARS and the 7200 from what I read is hard to beat for that! I would like to test a 7300 along side my Kenwood 590SG to see if they are close in specs! If so I will pick one up the price is right!

Once you get used to having a "fish finder" with spectrum scope and waterfall, you will never go back. I can show you how to have a full sized display on any size monitor you like with N1MM+ software for the 7300. No cost. I like no cost a lot. :)

No cost is always a plus if it works!! I use an SDR with my Kenwood it works well!

Talk of money reminded me of a local college psychology professor who one day asked a pretty student if she would go to bed with him for a $1,000,000. "For a million dollars! Of course I would!" She replied.
Professor: "how about for $1?
Student: "a dollar!?! What do you think I am!"
Professor: "we've already established that...now we're negotiating the price".

Just my experience: Verizon offered $600 per month and I had to have & pay for a commercial liability insurance policy. Area was for 100 x 100 feet with the actual fenced area at 50 x 50 feet. Term was for 25 years with renewals and inflation increases every 5 years. I said no thanks.

199 feet tall has no lights. 200 feet triggers FAA lighting requirements. Base size & depth depends on soil structure and tower. At the end of lease, they would demo the base to 12 inches below surface. Rest of concrete would remain.

Finally! A response from someone with actual experience. Thank you for contributing to the conversation.

I was approached the Friday before Hurricane Katrina for a tower on our property. We hadn’t signed the paperwork yet when Katrina struck and so many cell towers were lost they never got back with us.

But our issue with the lease was that it included absolutely no specifics regarding removal at the end of the lease term. I called another landowner who had a tower who didn’t renew with the cell company so they walked away. He was then taxed on improvements to his property and would have to take down the tower himself to eliminate the improvement and reduce his tax. Removal was an expense that would cost as much as he made during the original lease period. Luckily another company leased it.

Just saying check on who pays all taxes and removal fees before signing anything.

Humm, response #2 was from actual experience.....

I once worked for a cell company, have installed cell equipment..

In reality there are a couple tower companies, crown castle and american tower. Providers used to build their own, but generally dont any more. Tower companies will rent to multiple cell companies.

In our case, cell tower company pays the tax. Ours was built by T-mobile, then sold to crown castle.

Thanks Digging but you aren稚 the one who actually turned down a lease for a cell tower. I知 curious what hosspuller found objectionable about the lease offer he got.

.

The length of time vs the value offered. (And I asked about including cell service... Tower people have no pull in that area. ) The tower, utility/access ROW, and its zoning would preclude using most of land tract for anything but a farm. The area is rapidly developing and the highest and best use of the land is NOT a farm. Although, I intend to farm it as long as I can physically manage. When that time comes, I want full value, not a cell tower impaired price.

Sounds all valid. And thank you for the response. I’m sure it will help others.
