Five years left on my 4% mortgage... credit union last week offered no cost fixed rate no cash out 2.625% 10 year. I really dont want to go from 5 to 10 but with the lower rate and longer term it would shave $1,000 a month off the payment based on last weeks rate.
Do it! And then include that extra $1,000 with each payment so your out-of-pocket is same as before. You'll have it paid well before 10 years.

I'm playing with a new Android app (Touch RPN) that duplicates the classic HP 12C financial calculator. Running the percentages you provided and making some guesses, adding that $1k to each payment at the new lesser rate pays off the loan in well under 60 months.

YMMV of course.

And staying on-topic - being obligated to a lesser monthly payment will give you a cushion in case your tenants lose their incomes and you have to carry them while not earning rent.

That sounds like $120,000 in your pocket over 10 years VS having to wait for 5 years to have the current mortgage payment X 60 months in your pocket over the last 5 years. Run the numbers. Which way works out better for you after 10? And good luck. :thumbsup:

I’m thinking the rate may very well go lower... the CD rate is dropping too... guess no more 2.5% 14 month term anytime soon?

Since it can be spread BEFORE symptoms should EVERYONE stay home so they don't get sued. Then this really is the end of the world as we know it because people are scared of being sued. So that's how it all ends.

In a press briefing on March 3, WHO Director-General Dr. Tedros emphasized that 鍍his virus is not SARS, it痴 not MERS, and it痴 not influenza. It is a unique virus with unique characteristics.

釘oth COVID-19 and influenza cause respiratory disease and spread the same way, via small droplets of fluid from the nose and mouth of someone who is sick, he said. 滴owever COVID-19 does not transmit as efficiently as influenza, from the data we have so far. With influenza, people who are infected but not yet sick are major drivers of transmission, which does not appear to be the case for COVID-19.

While media reports have widely circulated fears that asymptomatic people are silently spreading COVID-19 around communities and countries, there is little data to back that up. In fact, asymptomatic cases appear rare and potentially misclassified. Dr. Tedros noted that only 1 percent of cases in China are reported as 殿symptomatic. And of that 1 percent, 75 percent do go on to develop symptoms.

Though it is still unclear to what extent infected people may spread the virus before developing symptoms, the WHO still reports that, based on the current data, the biggest drivers of COVID-19 spread are symptomatic people coughing and sneezing.

Moreover, the thrust of the epidemic in China has been from the spread of the virus through households and close contacts, not unconnected community members.

After seeing the various state quarantine decrees today my wife summarized it by quoting something she saw on a news show: We're in a new era of smaller government. It is now left to the state governors, rather than the diminished central government, to take the initiative and get in the lead to protect their state's citizens. I think this is what we're seeing.

I ventured out to the store to buy supplies. I knew of the stories of TP and sanitizer being sold out but I did not expect dried beans (my main reason for going) to be sold out. See picture. There was one particular bean in a smaller dispenser that was NOT sold out. Check out the name of the bean.... I did not buy any..
