I have never had an issue calling or dealing with any tax office. We have properties in 3 different counties and have to deal with multiple tax appraisal districts and tax collection offices. In fact they have always been helpful when I had questions or wanted to know the impact of a filing, including ag exemption. If and when you decide to file for your rightful exemption allowed by law, you are going to have to deal with the tax office anyway. Better to know up front what is necessary to meet the exemption requirements and what will be required to file for the exemption.

That depends on which area you find yourself talking to. Get transferred to the environmental department and the answers you get will not be the same as the ag department.

The OP has a good start by knowing the direction he wants to go.

OP get your hands on the ag application for your county. It should spell out all the available exemptions and the criteria for each.

Amazing, isnt it? :laughing: If land is AG exempt from higher residential property taxes and meets all the AG exemption requirements, only a doddering fool wouldnt take the tax exemption. :laughing:

We have to overlook a lot of what /pine throws out there. I'm thinking that he's often just prompting pro/con conversation. :laughing: Besides, /pine's getting old and senile, as many of us are. Of course, "joking or just ignorant" is a valid question!

Back on top though, I'm also interested in how to get educated on exemption requirements. I'm getting all of the 'rightful requirements' that I know of. Are there others available?

Around here, if you are not connected you are lost. Find someone who knows someone in the office you are dealing with. It’s been my experience that, out here in the wasteland, all the locals know someone or are related to someone who works in that office.

Because I didn’t grow up in the area and don’t really know anyone, it’s a total waste of time.

1 quick example. I’ve been spinning my tires for 3 years filling out forms etc. a number of issues, don’t matter! Just a complete waste of time and simply a justification to fund new positions.

My pal, who grew up here, just got some boondoggle deal from our govt. to build this huge manure barn. They paid for it and he only has to use it for a few years, then convert it to a shop and it’s free, to him anyway.

He was somehow kin to the county guy and it happened in months.

Just call your tax office and ask to speak to someone who grants ag exemptions. You don't have to tell them who you are. These guys generally don't care if you have an exemption or not. In fact, it's their job to issue exemptions so without them, they wouldn't have a job. I called my local office in TN and the guy was helpful in guiding me to the most useful ag exemption (tree farm vs farming).

LoL...Those that exist with a lower level of awareness (the majority) simply can't fathom the reason and rationale of those with elevated levels...:laughing:

How is exercising his full rights a loophole and not paying rightful taxes? By definition if he is within his rights to be zoned ag and that results in reduced taxes that is not him getting out of paying his fair share.
