Have had to deal with quite a bit and personally I'll take the "trashy" place over the "trashy" people.

Ideally it'd be best not to have to deal with either, but even if/when such a fairy tale place exists it pretty quickly gets overrun by individuals who never seem to grasp they themselves may be the issue - either their irresponsible lifestyle or their desire to make emotion driven decisions (with expectation that others should have the same views) ...or even the expectation that everyone else should solve their "problems" for them.

As for property value, it always seems that people like a high property value whey they're selling, but when it comes to paying taxes....
I have yet to see a trashy place that didn't have trashy people. They go together.

We had a problem with young women in thong bikinis running portable hot dog stands. I guess they caused a fender-bender here and there. I've seen them and I can certainly understand.

I don't what they ever did about it. Many times, it's 'exotic dancers' working the day shift. Either that or they're going through Bars during the day selling flowers. The Bartenders usually run them out. darn
My neighbors might keep me up from time to time shooting late at night, but I can live with that.

Never seen a young women in thong bikinis around here though. Guess that's a tradeoff I can live with LOL

You're too hard on city folk IMO. Faster paced life makes it harder to spend time and talk to people IMO,

People who are trash know no bounds, be it city or rural life IMO.

I've seen a few places that weren't trashy but the people were excessively loud in the middle of the night with music and/or shouting/yelling like no one else lived nearby and everyone else wasn't trying to sleep at 2am on basically every day of the week ..... :rolleyes:

....so it happens (probably more likely when someone else is being paid to clean), but yeah unfortunately they usually do go together just not always

The "work hard, play hard(er)" crowds also tend to break the mold of them going together.

BTW I hope everyone is appreciating the irony of complaints about "trashy rural properties" (which I'd suspect) were most likely that way before new neighbors moved into them given properties with lots of unusual objects on them typically don't get that way overnight.

Would rather seem that similar could be said of them as to what was stated above about the beauty of HOAs: not everyone has to live in them.

So really what I don't get is why anyone feels a need to tell others (especially those they've never met) how to live their lives .... especially when it comes down to minutia like grass height (which for a healthy lawn should be driven by the type of grass).

Personally if a neighboring property gets to the point of looking to be truly abandoned, I think I'd probably do what one of my neighbors did here (prior to my moving in): look how to buy the property and solve the problem myself. ...that is of course assuming it was actually a problem.

Where is the irony? The reason I have 45 acres of woods surround my house is to insulate myself from trailer trash and a-hole neighbors. Hard to do in the city. The next door neighbor of mine has a nice trailer and keeps his property well groomed. Going down the Farm to Market road you see dilapidated houses or trailers with old cars parked out in the front. I wish there were county enforcement agency that could encourage people by offering free disposal services. Also tired of a-holes letting their dogs run free around the country.

My 31 yo son and his wife just sold their house in a suburb of Ft. Worth that's close to some hood apartments for $290k. They actually had their new car stolen from their driveway a year ago by 3 hood rats.
They are moving to a nicer area of Mansfield, Tx in a $450k house. He has two retarded larger dogs that need obedience training on a regular basis. It will be interesting to see how well he fits in to his new neighborhood with those dogs. He wanted to bring one of his dogs over while he stayed the night with us last week while his house was being listed and I offered to let his dog stay outside under a shed in a dog house and he wanted the dog inside. I said NOPE! He found a dog sitter. 😄
