I had my first solicitation right before my recent 5 year anniversary. They offered 3K an acre even though the lowest I’ve seen researching this area during the last adjustment was 5K per.

When I moved here In 2015 land was typically 7K an acre unless you were looking at more than 50 acres.

It’s more now but nobody is selling. :)

We get those as well. Some guy that advertises that he sells hunting land and game preserves and wants to buy our land to do the same.

We also get offers from lumber companies to manage our forest for us.
I won't let any logging company 'selectively thin' our hardwoods. Been my observance that all they do is tear up everything with their equipment and leave the 'slash' (tops) to lay there and rot eventually. Not playing that game for the monetary benefits which aren't much anyway. Our ground borders the Mainstee National Forest and it's old growth hardwood mostly. Quite happy leaving it alone and hunting on it.

I have no first had experience but the guy i bought my tree farm, and his family, were in logging for generations.

He specifically warned me about the timber buyers and the thinning. First of all, mine has been thinned years ago and ready for harvest, which i'm not doing. He Basically said, don't do it, they will destroy your land.

The slash rots down after a few years and helps build the soil...not such a bad thing. Around here they chip all the slash and sell it to one of the biofuel power plants.
As far as tearing it up, depends on the loggers. Just like any other trade, some are hacks others pros.

I had my former property logged a couple times with no problems...$ each time covered my property taxes for a couple years.

Back in the 90s when I lived in southern N.H. I'd get cold calls from realtors looking to list my house. They lost interest pretty fast when they discovered it was a 2BR ~1000 sf 1.5 story, and not the McMansions that were all the rage at the time.

I have noticed a lot of semi-abandoned run down places here are selling, and the new owners are fixing them up. While not thrilled to see more (former city) people moving here, it is nice to see these places being cared for again.

Been my observation with adjacent land owners who did it. When the loggers get done, looks like a Lunar landscape. I watched one plot, took almost 12 years for the slash to rot away and the entire time the land was not useable for anything. Not even walking on.

A couple of ex-neighbours here did deals with loggers to come in and strip their blocks of usable timber just before they sold. The result was land with low stumps all over! How does a new owner deal with those? Blast them? Try to burn them out? Hire a stump grinder for a month or so?

A friend of mine put in an offer on a nice rural block a couple of years ago. When he did a final inspection, he found the block had been raped by loggers - and promptly withdrew his offer. The owner thought he'd been hard done by...

We have been getting offers to buy our land for years...

At laughably low offers. When there is even an offer. :unsure: :ROFLMAO:

I would guess, we just throw the "offers" in the trash, that there are 4-6 companies sending us the "offers."

Recently, a local real estate broker mentioned that they were looking for land for a client who is a "developer." Our land fit the bill, so to speak, so we contacted the broker. Said broker said they would provide comparables and get back to us. Get back to us they did, but no comparables, and said the buyer was looking for land that is less than that the tax valuation and that they had found something. :unsure: Broker asked, again, what we would take for the land. :unsure: We ignored the question. My guess is they DID do the comparables for our place and figured out they could not afford it AND/OR they are looking for people ignorant of land prices.

We have been watching the land market for years and the market really has heated up. There is very little on the market, I suspect what shows up, gets bought up, ASAP. What little I do see on the market is not even remotely comparable to our land at all AND very expensive.

Our house in the city is now supposed to be worth twice what we sold it and it is a simple track ranch. Nothing special.
