We had that when we first moved in. We always insist on one year paid by seller when moving into a new (to us) house. The problem for us was with our pool pump. It broke down in the 1st 30 days we were here. They would not cover it because it was supposedly due to lack of maintenance. That would make sense if we had been there for awhile. We had something else fail in that first year, too. All I remember about that transaction is we had to pay the 'trip charge' which was 95% of the cost. I'm just glad I didn't pay (directly) for that 'service'.

Insurance is usually a good thing...extended or 3rd party warranties are more often a sucker's bet. Too many ways for them to decline.
I guess I've been lucky. The last 5 years my home warranty has repaired A/C condenser, front load washer, oven, plumbing work. Each time was a $65 deductible and that was it.

My house is also 40 yo.

Choice Home Warranty. $500/yr. Paid for 3 yrs in advance to get that price.

could start using the pro press fittings like we use to use on water lines.
They now make those same fittings for gas, and Refrigerant lines

I call them pro press fittings because I believe they were the first fittings like this I had been introduced to in my plumbing business.

I don't believe they had them out for Refrigerant before I sold out.
I have used them for water and a few on gas, as they were out and approved before I sold.

It's going to be interesting to see what the longevity of these fittings will be.
