Just bought 6 acre of land. Now what???

My wife and I close in a few weeks on 6 acres of land out in the country.

We've been racking our brains, trying to figure out which direction we go with it.

The first option is having a Barndominium built. That's just gonna depend on the time frame, budget, what the payment will be for the building loan, interest rate , etc......

I'm gonna call a local builder that specializes in them tomorrow and ask a bunch of questions, the process, and see if they can even work with what we want for a budget. (We're cheap as F--- and try to make sure our bills are covered by one income)

The second option is having a double wide on the property. We actually went out this weekend and looked at those. Found a couple we liked.

The third option is to have power, water, and septic dropped on the property. Have a 20x30 shop installed as well as a 16x40 awning and live in an RV

City water is run on the property side of the road. So, all they need to do is tap the line and install the meter.

Power and internet are across the street. So all we need to do his have a pole set.

Land has quite a few mature oaks, but they are spread out comfortably, so land clearing shouldn't be too big of a deal. There's quite a bit of scrub. So I'm considering renting a skid steer with cutter for a weekend and do some bush whacking. Then, take a week off and get a 10,000lb mini excavator with thumb to deal with the trees.

Sold my tractor a couple years ago so I wouldn't have to store it while renting Tractor also was developing issues and I was tired of tracking down parts for a Grey market kubota.

We get in and get settled, I'll go tractor shopping

Here's a couple of pictures. The property line has been staked on the sides. I'll have to get out there with a 300-foot tape, though, to see if the outside of both lots are what's staked. Or if it's just the upper lot.

I have a feeling it's just the upper lot that was staked since the previous owner was planning to build and started the process with septic and water permits.

My understanding is that in S.C. if your plot is seven acres it qualifies to be taxed as a farm at a reduced rate. I hope six acres will qualify you in Arkansas.

Even ‘mobile homes’ can be pretty tough.

I had an old one on a place I bought. Decided not to try to move it because afraid it wouldn’t make the trip. I was sure wrong!

I decided to scrap it out and tear it down. Turned into a much harder job than I thought it would. It was put together better than I thought.
At my last house, there was a beat up aluminum storage shed on the property.

Floor was completely gone in it as well as most of the 2x4 floor joists.

I dropped an 80ft mature oak on top of it, figuring it would flatten it. Tree dropped hard and laid on top of the roof with a good section off the ground.

Ended up sawing what I could reach. Then , I got the step ladder and hooked a chain to it. Had to drag a pretty good section off the shed with the truck. That little shed didn't budge

Ended up having to take it apart screw by screw

Never heard of that before. Some HOAs maybe but never a county. I know several people that live in RVs around here.
Yellville, in Marion County, Arkansas states unless the land is zoned for mobile homes, you cannot have one on the land. However, you may live temporarily in an RV while building. But then, I am told, they seldom enforce these things in the outer reaches of town. In the county, out of city limits, it may be ok.

Agree it is important to check on covenants, building codes, and restrictions. That lot has a fire hydrant, power, and internet on the street. Government did not do that, a developer did. Before you close you need to know what covenants are in the deed.
I'm not sure who subdivided the lots I bought. But it's not in a planned subdivision or development. It's on a rural country rd with a farm across the street.

High-speed internet to everyone is a government push.

In this area, it was paid for by the government. Local phone company offered DSL until Fibre was run. There's also another company that's been running cable throughout the area. They hit my old street a couple years back.

I'm not sure about here. Property taxes are pretty cheap, though, compared to quite a few other states.

My total property tax bill was $950 for a 200,000 sqft home on two acres.

The new 2000sqft brick home next door with a matching 20x30 detached shop was $1150 on two acres.

That's what I was thinking about. I just couldn't remember what it looked like or was called.

One of those and a bucket will make quick work of the smaller stuff.

They are pretty fast from what I was told. So I figure a weekend out on the property should have all the little stuff knocked out. Heck, a tractor and rotary cutter would do it in that time.

I figure 5 days with a trackhoe and thumb should give me the time I need to get the trees thinned and a road cut. Probably over estimating the time.

The lot is more scrub with trees spaced comfortably for the most part.

So once the scrub is taken care of, the trees should be quick work.

Planned on cutting the root balls from the trees, limbing and stacking them.

The rest will go in brush piles to be burned out our convenience.

You can actually rent one of those? A forest mulcher? The liability insurance on one of those things is about 35% to 50% of the cost of hiring someone to clear land.

Hiring one is about $300/hour. If you can find someone in the next 3 months.

Here Black Swamp and Herc rentals rent them all the time. They deliver them fueled and serviced too. 6 acres isn't much. We own and farm 142 acres adjacent to the farm and another 100 down the road. That don't include the 152 forested acres we own in Northern Michigan.. Hunting ground/ summer camping ground.
