Here is one we looked at. Said to have well, septic and just needed you to finish up the interior. Skeptical of the well and septic and all buildings should be razed.

Another we looked at. House and buildings were real nice but the acreage was small and ALL poplar trees.

The one place looks like it has a lot of junk. Take that into account if you make an offer. Around here you can get info on the well and septic from the county if it’s newer. Newer being the last 50 years.

When we bought our house there was some junk laying around, I didn’t think it was that much so I let it slide. After I hauled about the sixth pickup load off I realized I should have made the seller take care of it.

There is a big difference between friends and the public.

I stopped letting people hunt on my land because even friends did stupid stuff. The only ones I let on my land are the bird watchers. Now, they are a good bunch and sometimes I will join them to learn a thing or two.

When my FIL passed away, I had cousins and guys from work wanting to come hunt his woods. I basically only let the one guy hunt it that my FIL allowed. It is a hard no to all others, for all of the reasons mentioned.

The guy who does hunt it is a good hunter and very respectful. Keeps an eye out for things also and texts me if he sees things that don't seem right.

This cool, comfy cabin sits on the high ground overlooking 39 wooded acres and was built in 1989. The interior boasts beautiful cedar walls.
The footprint is 24x32; porch 8x16 and there is a woodstove, indoor plumbing and furnishings (with a few exceptions); living room/dining combo, kitchen, bathroom, 1 downstairs bedroom and storage area that leads to the upstairs loft. Walls are insulated.
