    Either leave it alone (and disclose the "occasional" issue to the buyer), or seal it properly from outside, IMHO. Fix the drainage too (gutters, downspouts, foundation drain), that's causing it to leak in the first place.

    A paper towel to the button tip, to prevent dirt from being pushed in. Any grease around it stays. If it won't take grease, it usually is a bad zerk rather than a plugged pivot. Too many different sizes on these things! Metric/SAE, screw in/pound in, etc... McMaster-Carr has them all.

    I haven't locked my cars/trucks since I moved outta Illinois. House only gets locked, if I will be away for more than the 10 minute trip to town. Keys do get taken out of the zero turn, tractors and atv, pretty much out of habit, even though they are in the pole barn.

    Update... The big shop vac is working well, albeit slow. Early now, there is not much grass/junk and it also picks up even the little bits of gravel that nothing else would. The cyclonic action in the tank separates the grass pretty well too.

    You NEED to get an angle grinder. They are indispendable around here. Oxy/acetylene torch will help loosen stuck bolts very well, if you insist on taking 'em off.

    Porting and muffler modifying is a way to "hop up" a saw. If not done right and carb is not adjusted for the mods, they are good ways to ruin a perfectly good saw. My saws have plenty of Ooomph the way the factory's spit them out. A sharp chain is the most important for performance. IMHO

    By the time I hear/find out about their coupons, they're usually already expired. At this point in my life, if I need a tool I just go buy the darn thing. My toolbox and shop are pretty well stocked with tools now. Not too worried about saving a bit of $ on it.

    Yes, decent running bucket trucks are up in that $ range. I've looked a few $3k ones - they didn't run, or had no brakes, or were missing important bucket function parts. I didn't feel like overhauling one and/or searching for old/obsolete parts. That's why I've been renting.

    I did that once, myself. Plastic wedges didn't help. The problem was that my other saw was back at home - 70 miles away. The stuck saw was still there the next day, and got removed without too much more drama. Lessons are rarely learned, unless something goes wrong.
