Tax maps are notoriously inaccurate. When I was doing mortgage inspections, they showed one line going through the middle of a house. It had original been one parcel but was split when the owners divorced. Instead of drawing the line N-S it was drawn E-W when the map was updated.

I've uncovered legal descriptions on adjacent parcels with several acre overlap and a recorded deed in another case that does not match the physical map.

All within city limits so first hand experience with this and I was in High School at the time.

Purchased my place in 2009 and spent lots of time at county offices trying to confirm legal boundaries so could build onto the house. Got everything surveyed and approved, legal description all cleared up. Three years later neighbor dies that shared the west boundary and for some reason area was resurveyed. This time they same my legal description is wrong and want me to pay some amount to have records changed. Several more trips to county offices and was finally cleared up. Long way of saying even modern surveyors make mistakes and this is on dead flat ground over approx 1000 ft linear distance.

Yes, but your surveyor should have insurance to cover mistakes of his.

I can truthfully say - I've never had my 80 acres surveyed and I've never had a dispute with my two neighbors over property lines.

I do have an official survey - meets & bounds - dating from 1892 when this land was part of a government land grant.

My land abuts massive tracts in all four directions. A foot or two - here or there makes no difference to me or the abutting land owners.

This is open range land. The only thing in any of the four directions - cattle, sage brush, pine trees.

My property is much more recently surveyed, pinned in the early 1990's. I do have a small stream about 40' inside the property line that boarders two properties. Over the years, new owners always assume the property is the stream for some reason. I have flagged the line twice when the adjoining properties go on the market to avoid a problem.

Ah, yes - Ultrarunner - the lakes. They are shared - with both neighbors cows. My little ten acre lake has fresh water and the big 125 acre lake has VERY alkaline water. I can't believe but the cows do drink from the big lake. I own, or, I should say - pay property tax on about 17 acres of the big lake.

Both my little ten acre lake and the big 125 acre lake are completely surrounded by private property. There is no public access to either lake.

The view off my front porch - out and across my little lake is the only thing that breaks the neverending expanse of range land out here.
