Thanks for the info. I came within a fraction of an inch of
buying the property in question. Decided to check with city
to see how to go about hooking to the sewer line. Was told
the sewer line is 19 blocks away from the property. Would be
required to have licensed contractor run line, and do hook up.
Zoning would need to be changed from ag. to commercial.
No problem says zoning. HOWEVER, are you aware that the
sewer line is 19 blocks away, and would cost roughly
$200.000. to hook up? Also, a new city water line is scheduled
to be run next yr. or so. Assessment to the property will be
approx. $15,000. No, you cannot use septic system. No you
cannot use a well. I called the seller, and he was not aware
(so he says) that the sewer was that far away. And was
shocked to find what assessment for water line would cost.
He wants to GIVE me the property for $1.00. City told him
when he called to verify what I said, that he would be liable
for the assessment whether he hooked to the water line or
not. He is desperately trying to rid himself of the property.
When I first talked to neighbors near the property, they all
said they were on wells, and septic tanks. Some are new
homes. I assumed this would be allowed for me also. NOT!!!
Seems commercial use requires city water, and city sewers.
Even if I bought the property and did not use it, I would soon
be liable for the assessment to the tune of $15,000.
Seems the good deal of 2-3 acres for $5000.00 has become
not so good a deal. BUYERS BEWARE. Do your homework.
