We're in Kennebunk. Never heard of "Uncle Henry's", I'm assuming it's an online market place? As for steel, yes I would definitely consider that, just need to find someone to build one.

Three years ago I had T-N-T in NC (there is one in Maine) build me a metal building with an open lean to. The building is 26'x22' and the lean to adds 12'. It is 12' high at walls and 14' or 16' foot at center. I have two garage doors and one side regular door. It has a 20 year 120 MPH warranty. It was $7,200 installed.

I wanted a concrete floor (slightly over 26'x34') and it cost $3,200. I had to have the base of sand and the removal of dirt, adding sand and a gravel entrance (90'x35') added $1800 for a total of $12,200. I then added a 14kw Gen, propane tank and fully wired the building for $14,000 more thus $28,200.

Not sure any of what I list helps, but thought it might also show the prices can be had for a lot less. Hang in their and you will get the price down. Heck..for that quote the Amish would move to Maine to do the work!

"Uncle Henry's" is a Buy/Sell/Classifieds weekly catalog you can purchase at most convenience stores and gas stations. Its usually at the cashier's counter. There's lots of tractor and equipment stuff in there too.

When we lived there we went with stick built on an Alaskan slab with re-bar in it. If you are on the coast it is natural to get a high bid since so many people from out-of-state don't know any better. You also have to be careful of builders in Maine since their expectations of fit and finish are likely nowhere near yours. "Good enough" comes to mind.

Shop around the best you can and get some referrals. Next best bet, or actually best bet is to build it yourself if you know how. Build the slab right, thick on the edges and re-bar and stick build with 2x6 walls. Space your trusses close, maybe even every 16" and use a conventional roof with asphalt shingles. Cross-brace for big wind and expect huge--huge--snow loads from accumulation and the January rainstorms. Get a local guy to wire it, hook up a woodstove and get a small refrigerator with Narragansett or Schooner in it and you're home free.

Be prepared to get a building permit and be prepared for some government someone telling you that you are doing it wrong and need to change this or that for some government rule. Been there and done that.

Uncle Henry's is a great resource! We found our lot listing in U. Henry's and I have sold a few things there too. Craig's list is biting into it a bit maybe, but I can spend a winter afternoon looking through an issue, even when I have no intention of buying anything.

Well I finally got a quote for a 24'Wx32'Lx10'H with foundation, two 9' insulated doors with windows, a man door, two windows downstairs and two windows upstairs for just over $28k. That's a sight better than the $61k I was quoted. I do realize this new quote does not include any wiring but I can do that.

Now it's decision time! The guy is coming over today to finalize things and I just have to sign the dotted line but am nervous about spending this chunk of change when there are a few others projects in the works, e.g. new kitchen.

Sometimes it takes a new kitchen to get a new barn! You didn't think new shoes and dinner would work, did you?! :laughing:

You're not from around here, are you?

Go to your nearest gas station and ask them for a copy of Uncle Henry's. It's a soft cover, newsprint magazine published monthly that primarily lists things for sale by owners throughout New England. They also have a web site.
