Building a 50' x 25' garage with 2nd floor

The pics look clear to me, but why are you using a host site? just upload from computer straight to your post, unless they are a huge file size. I tried enlarging yours or zooming in and couldn't even from the host site.

I was gonna comment that something looked deceiving, as the depth front to back looked kind short for the size of the building? the over hang looks huge 4-5 ft? how was that cantilevered, 2x12's?

That's strange. My screen shows all my pictures as "fuzzy". The siding lines don't look "crisp". Maybe it is my monitor. I hate my computer. I have a picture of my kids as a screen saver and it's all fuzzy. My vision is quite good 20/20, so it must be my monitor.

JB. The garage footprint itself is 25' x 50', but you're right, the overhang in the front is 5'. So really the "impervious cover" of the garage is 30' x 50' including the front roof overhang.

The second floor is quite large, too.

It's not 2x12's, it's Big ol' 16" tall I-joists on 12" centers. That supports the tremndous load of the 2x12 roof rafters.

You probably could live on the 2nd floor. There's about 1,000 square feet of clear living space and a nice wide set of steps to get you up there!

Very nice setup! I built something very similar to this last summer. 36x46 3 stall garage. We used attic trusses though and managed to finish with just under 1000 square feet. We are living in it until we save the money to build a house.
