I've read the whole thread and, despite the ups and downs I'll bet your mom is thrilled. Good thing you were there watching out for her.

In the garage, the close proximity of the outside door to the basement stairs has given me great anxiety from the first time I saw it but I just assumed that there would be a gate across the stair opening eventually. Admittedly, I do not know the spacing from the door to the stair-- just concerned as stated below.

The thought of anyone turning and stepping backward to make room to close the outside door and subsequently taking a backward tumble down those stairs is frightening to me. I know that at my age (near that of your Mom) I could not stop myself from falling if I had only one downward misstep on those stairs.:thumbdown:

PLEASE put a gate across that opening. If necessary, make a trial entrance into the garage through that door with both hands and arms full and see how large is the risk as I described.:2cents:

We don't want your Mom falling down those stairs.:(

Wishing your Mom a smooth transition to the new home.:D

Big "ATTA BOY to you Peter for your oversight of your Mom's welfare.

Final inspection sort of passed. Electrical, plumbing and mechanical all passed.

She only found 2 minor issues:

Gas lines inside the house had to be labeled as such (easy 1 minute fix with a couple of pieces of masking tape and a sharpie).

The rear deck need 2 lateral load connections, i.e. these:

The idea is that they will prevent the deck from ever pulling away from the house. Code states that 2 are needed per deck, regardless of the length of the deck She was fine with the use of lag bolts, and lack of hangers in general. Everything else about the deck meet code... I'll still have the builder swap in carriage bolts.

Both of these issues are being corrected this afternoon. The person that issues occupancy certificates is out today, so they will issue it Monday upon checking that the above 2 items have been fixed. The inspector said she had no issue with mom starting to move in over the weekend as long as she does not spent the night until Monday night, which is the plan, so everything should be good.

Excellent! So is Student Services coming to pack stuff up prior to Monday or is your Mom handling all of that?

Student services are coming Monday morning 8am to start moving. Mom has already had everything in boxes for weeks. I need to move all the outdoor equipment. Its going to be a busy couple of days!

Excellent again! Are you getting 2 guys and 1 truck or 3 guys and 1 truck? Reason I ask is because that will speak as to how much stuff is to be moved. Since I worked for this company for 2 years when I was at UVA, I know a lot about them. Here is how the moving drill should work and my advice. First of all, have plenty of disposable cups, ice and water ready for them at all times - movers are thirsty. Secondly, these guys generally work VERY quickly and that is for a good reason. They want a good tip. Generally, I would tip each mover at a minimum $20 for a smallish load or $40-50 for an all day ordeal. They will load the truck in a very specific order with large weight bearing furniture such as chests of drawers, end tables, etc. Then they will stack boxes on top of those and finally put smeg like chairs wrapped in moving blankets on top. The first few rows loaded on the truck will be like this. Once that is loaded, they will then bring in the matresses and "wall off" that section of the truck. They will then load the last odd items, tied off to the walls of the truck - things like china cabinets, for example. Lastly, they will load upholstered furniture like couches and chairs and stack remaining smeg on them.

Once they get the truck loaded, your Mom should plan to follow or beat them over to the new house. Once they get the truck into position and the ramp down, furniture starts flying off. Your Mom should be standing in whatever room they are going to enter the house from and direct each piece into the position that she wants it in to a particular room.

man good job
that has to be a load off your shoulders even know you still have plenty to do
having mom in place will make everything else just fall into place

Definitely coming along nicely. I'd love to have heard Pete's conversation(s) with the builder, probably would have been a clinic on communicating with patience/calmness. ;)

Or Pete just went "postal" on him to tighten things up. :D
