Thanks for the reply... No were not looking for work (I guess). The wife works for the USPS (I guess if mail is there she has a job) and we plan on starting a Horse Farm. The farm will be making its money by selling hay (transported out) and selling Friesian horses.

About the shutdowns... I am very sorry to hear that. It really upsets me to hear about companies moving outside the USA.

Land of varied terrain/features is readily available for good prices ranging from a low of about $600/acre depending on terrain and size. The ridge and hollow terrain to the north of town makes it easy to find a place on/along a ridge with extreme hollows all around so that you can be VERY isolated from neighbors! To the south, the terrain is flatter and better for horse farms/ag/nurseries. It's advertised as one of the lowest cost-of-living areas in the US. Nice size town (to my thinking) with just enough commerce, but still a small-town atmosphere and philosophies. Either Nashville or Knoxville are within 60-90 min drive if you need more/bigger. I'm sure that there are bad areas, like everywhere, but in my "neighborhood" of a few miles around our place, we have absolutely awesome folks. One does need to be willing to adapt a bit to the local culture! We are expected to wave/honk, attend the annual community barbeque, etc!

My wife and I are going back and forth on selling our farm here in PA and moving to perhaps the Cookeville or Crossville area. While we have found a number of realtors who have been feeding us info on 30-50 acre farms, none have been all that well versed on horse activities.

I would like to hear from any horse owners about topics such as vet and farrier care, feed and hay supplies, trainers, etc. An area with a large population of horses makes life easier for horse owners as well as the neighbors who may not care for certain smells, etc. in a non horsey area.

We did have a little trouble finding a good/reliable farrier, but finally did. There's at least one good large animal vet on Hwy 111 in Livingston. Sorry I don't know more specifics, but we're still part-time up there. Our two horses are mostly "wild" except for quarterly hoof trims and worming (by us). Maybe the Cookville Chamber of Commerce can provide more details?

MR Steve, sorry I'm so late in posting, but have been pretty busy playing here. First off, I don't have any horses, but there are a lot around here. I am in Cumberland county,about 20 miles outside of Crossville. In larger tracts land around here is going in the 3000 - 4000 per acre range. As for hay, I'm north/east of Crossville and we are surounded by the Catoosa Wildlife Area.(79,000 acres) I don't know the protocall but there are literally hundreds of hay fields in the Catoosa that the TWRA leases out to local farmers.
Prices in Cumberland county are sometimes a bit higher than surrounding counties, but you need to keep in mind that we have one of the lowest tax rates in the state. I am 1 mile from Morgan county, which has the highest tax rate in the state.
I retired a year ago and built my house here where I have 11 acres, mostly wooded.
Our well is 300' deep. we hit water at 125' but the flow rate was a bit low. We didn't hit any more going that deep but left us with a safe reserve. We have had no water problems here other than the water has ferrous iron and so we had an filter system installed. Our well complete with the filter system ran just over $5K.
As far as septic, we put in a 900 gallon system (rated for 3 bedroom house). The state permit cost $200 and included the soil test and mapping. I had the system installed for under $2500.00
I can't tell you much about local building contractors because my step son and I built the house ourselves. (Actually, I had a pole barn built the year before and we converted it into a 1500sq ft 2 bedroom home.) The house still needs some finishing work, but we started working on the building (poured concrete floor) in May and were living in it by mid July.
We have a neighbor who put a large addition on their home, the contractors started working last June and are still working on it.

Thanks (everyone) so much for the info. The wife was up there 1 week ago and just loves it. She said "everyone" was very nice and she loves how everything is slower up there (not in a hurry to get things done). So I am sure we will end up there sooner or later. At one point the wife was thinking of the west side, but is now back to the east side. Only time will tell and with the wife sometimes time is longer then it should be. /forums/images/graemlins/crazy.gif

Hey there, Contractors are just like anywhere else,(the good, bad and ugly) :laughing: Make absolutely sure the local code enforcement officer (if there is one there) and the environmental officer (ditt0) do their job and actually make the inspections and enforce the codes. If you are having a place built try to be there for every inspection. Some of the counties here don't do a very good job. I bought a new construction and the garage did not have a footer (required) and the line from one toilet to the septic tank was not connected, whew what a mess!! Contractor did do the corrections and has done about 6 different corrections that missed inspection by the then code enforcement officer, the new guy is very conscience about the consumer.
The frost line here in Jefferson Co is about 6 inches. That's about all I can offer, good luck
