It all looks pretty promising given what you are looking for. Is the access road a public road or a deeded right of way? Check that real carefully because they can become a nasty mess real quickly. In particular, if the town or county isn't obligated to maintain it, make certain you have a right to maintain it. Our town have been in court with an absentee land owner over this for going on 5 years.

Looked at another today with 100 acres. Realtor description did not mention trash and slash piles everywhere. Was quite difficult to hike around but sadly I did not get a good pic of the slash in the woods.

How much does trash like shown in you pics depress the property value?
Seems it could be disposed of for several thousand dollars.

I bought from two sellers when I bought my land. The road frontage property wasn't for sale, but I needed it to get to the rest of the land so I didn't have to deal with any easements. That property had become the local junk yard with piles of garbage everywhere. The seller didn't want to deal with the mess, and agreed to a very low price for the land to get rid of the headache caused by everyone dumping there. Cleaning it up took a little while, but overall, it was worth it.

With that much junk on it I’d want it 10p% removed or take into account paying someone to haul it off for me.

Wow that is some high elevation. 1800 ft at the top there? Within spitting distance of our state's highest point.

Cleaning out junk is work, but then it's over and done. It's also unsightly and gives an immediate negative impression of any property. When buying, consider using that to your advantage. Fewer people will be interested in the property, and you have an opportunity to negotiate a better price. I think the junk will depress the price of the property way more than the cost to clean it up. Then clean it up and enjoy the property. The only thing to watch out for are spills that might become an environmental nightmare.

My spouse had NO interest in it being somewhat cut over and slash everywhere. In the background in this pic, you can see some.
