Be careful, Arly. Make SURE that the listing agent is dealing with the real owners.

The 3 acre parcel I split off my land and sold to dear friends who live out of state and want to move to MI eventually, just got listed for sale randomly last week! A real piece of S%^& was imitating my friends and trying to get the property sold with an out-of-state remote closing. The listing agent did not do any due diligence and figure out if they were dealing with the actual owners or not. We caught them walking the parcel with some prospective buyers and they were very reluctant to believe us that the property WAS NOT FOR SALE.

Not personally, but yes the police are involved. Doubt they will be able to track down this out-of-state scam artist with any real charges, but hopefully it at least scares this sketchy real-estate agent into doing better.

There is absoultly no reason to get on grid anymore. There are so many cheap home battery systems that can provide any power demands needed.

When I built my cabin in 2016, I was researching how to power it. At the time, the best $/KWH was a diesel generator. In 10 years that has totally changed to a solar generator and solar panels. It's so much better to not have to hear a generator run and once the cost of the equipment has been paid, it's basically free power with no fear of outages.

I generally agree, and definitely for what to most people would be a non-winter-camp, but solar often gives nearly zero power on the darker winter days - even if it's not actively storming. Then, you have to decide if you like the generator concept (which works great with batteries, of course, but there's still noise).

I think if I was going to have a year-round off-grid setup, I'd want to stick a generator house a ways from the house and run a big cable. I just can't stand motor noises at night.

One successful prosecution of a realtor would scare the rest into not facillitating real estate fraud.

The selling realtor is have difficulty getting our offer to the owners to view. We thought it would just be the widow but now we're not so certain.....
It's hard to know who the decision maker(s)s, especially after a death in the family. Maybe it is just the widow, but she wants assurance from her children that this is a fair deal. Maybe it is up to the children. In any case, I would expect your realtor to be more in the know. They are an agent for you!

What would the value of the house and land be if it had power? I’m sure it would sell a lot faster if it had power. I don’t see how you could lose money in bringing power in if it’s possible to do so

Every property should be thought of as an investment that should sell for top dollar if things change in the future.
Yeah, that has changed GREATLY. As long as starlink is going and LED's are produced off-grid seems not so bad.

As long as you did not have to put down a deposit saying you were going to close by a certain time you should be OK. In our hunt for our Mississippi property we found one. it required something like a $3K deposit, forfeited if we did not close by a certain time. The out of town sellers could not do email or return documents in a timely manner, but offered to resume for another $3K. We told them to stuff it where the sun don't shine. The place didn't sell for years.

I agree that the whole thing is starting to stink a bit, so definitely be cautious. Do you have an attorney helping you with this, or just the agent. Title searches are essential, and executor authorization if an owner has passed away. Have you seen the title to know exactly who the owners are?

We've been on the road today to visit the decling farther in law. They did not except our offer and countered us with there current one. They had lowered the original price 25k a week ago.... We are sitting on our hands for now.
