"By the way, what did you end up doing for insulation, and HVAC location?"

Our plan calls for the HVAC above the bedroom . We might also put it in the walkout basement. Either way no ducts will be in the attic. We are looking into the spayed in foam on the attic ceiling. The house also will have a windowed cupola which can utilize the venturi effect to pull cool air from the basement. We also plan to build with Gridwall.
You will probably build before we will.

Re: Can\'t find a house plan

Alan,

A few thoughts, as we just finished our house in Feb.

We took a lot of floor plans from books and websites, then cut our the rooms that we liked and pasted them into one plan. Our house is basically four floor plans combined.

No matter how you design it when you are done you will want to make changes, we are ready to do a few remodeling projects already.

I do not know your age, but if you plan on being in this house until you are in your 60's or later, please, please, put in three foot wide doors to all rooms and 3 1/2-4' hallways. Fire and EMS may need the access room some day. Also have entry ways, porches designed so that you can easily make them handicap assesible (sp).

Once you get the basic layout down then you can go to an architect, or plans designer. To do the finished product.

Do a search on here, there was a huge thread that people posted things that they wanted or did to their house, we did those that we liked and we could afford.

Hint, score points with the Mrs. (in Texas this may be a waste, but up here nice), put in floor heating in the bathroom, if not all over. Along with light dimmers for her candle lit bath time. It is Debbies favorite room, and she tells her friends how nice of a surprise the heated tile floor was.

Re: Can\'t find a house plan

We have decided that we need some sort of heat in the bathrooms besides the central heat (pump). I am always hot and like to crank the A/C down, and almost never use the heat. But when I am in the bathroom wet and in my birthday suit, I like some heat.

Is the floor heat something that has to go in the slab, or is it on top of the slab?

Re: Can\'t find a house plan

Slab question?

I do not know about concrete slabs.

There are different types of these radiant floor heaters, ours are electric that went over the concrete backer board, then the mud/mortar, tile.

If someone does not pipe in about in floor heating, do a search or post a question about it. Warm on the feet is sure nice in the morning!

If you do the tubes of heated water/oil, the bigger area that you do the cheaper per square foot.

Re: Can\'t find a house plan

You can lay a floor heating type screen under your tile in the bathroom. I've never done it, but had to put it on a quote for a bathroom I remodeled along time ago. The client chose to save the money and buy a plug in space heater for the few times a year it was needed.

It was pretty expensive, but basic to install. The hardest part was going to be wiring it up to it's own switch with a timer.

I'd think it would be cheaper than an in-the-slab type of system, but I'm just guessing here.
