Check Your Roof Vents for Leaks!

I am remolding a bathroom and after tearing down the drywall I found some dry rot on the top framing plate where the sink vent goes through the ceiling. Got up onto the roof and found five of the six vent boots have dry rotted which allows water to run down the pipe. My roof is less than 10-years old with 40-year shingles but apparently the cheapest boots the contractor could find. It always amazes me where construction companies decide to save (make) money.

Perma-Boot manufactures a vent repair boot that goes over the existing vent without having to remove shingles. Seems to work great and has a lifetime warranty against rot.

Looks like a bad batch of boot material. Bummer it happened and glad it was caught before too much damage.

No just UV damage of cheap material, we have not had any significan't hail since the hail damage that got me a new roof. Georgia summer sun can be brutal, and unfortunately the roof gets very little shade.

Our boots started leaking after 15 years. We could have got a few more years out of the shingles but the roof was turning dark with streaking so we replaced the entire roof. The problem is, it looks like the same type of boot was used again. Hope i'm wrong.
