There's snow on the ground which means it's in a cold climate. The two roofs pitch together and dump all that water onto the deck where it will freeze and the first person to go out that slider will end up on their a**.

Deck and doors that are the same height.

Why is the water pooling next to the house? Even though the right side of the addition will have mucho water from the roof there seems to be too much water there and it is not draining away from the house. There is no water on the rest of the deck.

If we get the right answer(s), do we get a prize? :confused3::laughing::laughing::laughing:

No prize. It was a house I was looking at. I put that picture on the HVAC forum asking about heat. Instead I got 3 guys commenting about how the deck should not be right at door level given the geographical location (northern MI). It was just another nail in the coffin. My realtor did not like my concerns so contacted the local building inspector who said so what, looks fine. I'm like, well, I already have 3 guys saying something wrong, and I google deck building and see recommendations to lower deck down in snow areas to prevent water issues so that's enough for me. Something about the addition there with 4 massive sliding glass doors gave me the heebie-jeebies. Homes are too expensive to mess with problems you could have avoided in the first place.

Realtors dont like people finding problems with a sale. And alot of them wouldn't understand things like that anyway. They are soccer moms with a used car salesman attitude.

Realtors aren’t allowed to say something is or isn’t a problem. Especially if they’re the listing and selling agent. That’s a home inspectors job. The agent can’t say the deck is a problem. Then the seller isn’t happy. They shouldn’t say the deck isn’t a problem. Then the buyer isn’t happy. That’s beside the point they’re real estate agents not contractors.

A deck tight to the house is five year property here in VT.

There is no amount of "weather proofing" than can stop the rot of closed up wood.

Designs like that is what keeps carpenters in work!

Here it would be marketed as Barrier Free which is a huge deal when it comes to new construction...

A lot of slab homes have no step from garage to living spaces.

As a Property Manager... Barrier Free has become very important...

I wish it was Barrier free, wife is in . Two steps into home and no attached garage. I could handle that but was worried about staying warm water damage.

It's something I never thought about until I started helping seniors to Doctor appointments... barriers come in all shapes and sizes... steps being number one, thresholds, narrow doors, step over showers and for me... easy access height and seating for the car...

I understand, my negative sounding comment was more aimed at the OP saying: "My realtor did not like my concerns".

That just reminds me of a realtor we had. When I pointed out obvious issues (fact not opinion) she acted very irritated, kinda like I wasn't allowed to notice that. I'm allowed to notice everything if I'm gonna spend my $.

I did not want her to say yeah your right, the roof is at the end of its life and the living room is painted over wallpaper and they are asking $25k too much.

I did want her to maintain a positive attitude and say, if you see these things as an issue, we can bring them to the owner's attention and see how they want to handle it.
