Dig a well or annex into the city?

I wouldn't give it a second thought. Dig the well and reconnect to the septic system.

Totally agree. Don't even need to see how long it would take to amortize the costs. No city for me. In fact, if I were given that ultimatum (threat) by the city, I would probably move.

My folks were in the same predicament back in the '70's, they chose to annex. It seamed like the best thing to do to me, and I was a smart aleck teenager. We had just come off the farm and having water and sewer totally removed from our concern was nice.

I'm still trying to figure out the 1.5% income tax if you decide to be annexed, if what you stated is correct. What the heck does your income have to do with your property value?

Nothing. A lot of municipalities just have an income tax. We only have it at the county level in Indiana. So everyone in each county pays an income tax to the county as well as the State and the Feds.

However if he has it at the city/village level it is an expense he needs to account for in determining if he wants to be annexed or not.

I can't understand why anyone would want more government, more taxes and more regulations.

Another possible consideration. You or someone mentioned future property value (city vs. town) In many locations the school system is a big consideration for buyers. Would this change where your kids (or kids with this address) went to school, is it a perceived or actual better schooling and sought after from potential buyers?
Other that this possibility, I'm with every one else in telling the city to shove off!
Also, it's one thing for the water dept. to pop your meter & turn it off, but I've never seen a valve on a sewer line :D Turning that "off" would require finding it and physically digging it up, and going back to a private septic system, I would think that this would be another expense for you!

Happened to us in Baton Rouge parish. I quickly took them up on the connect to city water because we were starting to have some trouble with our (fairly shallow) well.

With power failure on city water, you'd still have water. They likely have diesel or some other backup to provide water pressure.

Same school district, that would not change. Nothing would change other than my water and sewer bill would go down a little and I would pay an extra 1.5% income tax. But if annexed I could run for mayor .

I planned to dig up the city sewer, cut it off the house and hook back up to the old septic then have the old septic repaired or whatever I had to do there.

That’s correct.

I pay city income tax where I work, state and feds, property tax and school tax. If annexed this new income tax would go to the small city I would annex into. So same taxes as I pay now just with an additional 1.5% income tax added.

I wouldn't have another septic tank system again if I could keep from it. And Rural water is great and cheap here in Eastern Kansas. For the 2 of us the water bill is never over $25. But I have had some expensive septic issues and sleepless nights thinking about it.

ONLY septic problem we ever had was that house in Baton Rouge parish where we connected with city water.

Top of the old metal septic tank fell in! Didn't have a city septic option. Had to install a "bodad" concrete septic tank. The "bodad" is a little compressor to put air into the septic to help it digest. Required there now.
