Just a quick question for those of you that have built a detached garage. How many of you ran water and sewer line to your garage for a clean up sink. I am in town so I would have to tap into the sewer line over a 100 ft away. And as far as the water is concerned I worried about it freezing during the winter if I am not running heat all the time in the garage. So any thoughts, is it worth having water that then makes me run to the sewer?

I do, and it didn't cost much other then the materials as I have my own backhoe. I set it up with an outside curb stop, like they use for city water, with a yard hydrant after the curb stop outside the building. This way I can close the curb stop, open the yard hydrant and use air pressure from the inside and and blow most of the water out of the yard hydrant. What little water remains will be deep in the ground, and this way I don't have to worry about it freezing in the winter. And I had to go about 80 to the inlet of my septic tank so that I could have a toilet and shower in the shop.

We have water and sewer in the shop because we lived in the shop while the house was being built.

It is great!!! need to go to the toilet, it is there, got really dirty working on the tractor or truck, or out brush hogging and stirring up clouds of dust, we have a shower. Need to give the dogs a bath during winter, we have a warm place with warm water, and we are not making a mess in the house.

I do not know the cost but you will not regret it other than maybe the cost. If you insulate the shop, I cannot imagine that heating it would be that much, you do not need 70 degrees inside, set the temp to 50 and you should be fine, or do a shut off valve as mentioned.

One of the main reasons we purchased this property was the
50' by 25' garage, and since I run a HVAC business,
it came in real handy for working and storing my tools,
not to mention the vehicles we'd soon have with
4 kids and all the other stuff from my mother-in-law that now lives with us.

It already had a septic tank, but still it doesn't have toliet/shower/sink, but
in my spare time, which isn't much, I've managed to install heat & air and water, which goes to the hardy wood furnace out back, that heats both
garage and house, as long as there is a fire, if not, then either heat pump,
LP or electric take over.

My neighbor, who has 2-8N's and 1-MF, liked it so much,
he built one almost just like it, tools and cars down, storage and
maybe someday, rooms upstairs.

I have water in the barn but in the winter months I just shut it off at the house and blow the lines with the air compressor. That way I don't need to heat the barn full time.

No snow to worry about here, so I can't comment on that part of it, but for the drain line, why not run it to some bushes???

Gray water wont do any harm to the enfiroment and the plants alway enjoy a little extra water.

Good call Eddie. As long as it is just sink water it won't hurt anything. In our maintence garage at the PD there is a work sink with a rubber drain hose that goes to the center drain.

At home I have water to my barn that I too shut off for the winter at the house. I can't imagine not having it.

I could get involved in this discussion, but what good would me telling you not to worry about it freezing, since mine never has, but I would assume you wanted some input from someone in a little cooler climate...
