Seasonals are the bread and butter of most parks. In my area, the very worse parks I've seen have around a dozen permenents living there and the better parks have as many as 80 percent of there spaced filled with monthly rentals.

The problem with the two groups, monthly and overnights is they clash on why they are there. There is also the apperance aspect. It will be a priority to inforce the rules on the monthly sites to ensure they don't start junking them up. As soon as you let them get away with a little thing, they will all start parking trailers or extra cars around there spaces.

I will have an area set aside by the highway in my "buffer zone" for storage. Anybody with a trailer or extra vehicle will have to keep it there or off the property.

To keep everyone seperate, I'm putting up an 8 foot deer fence on aproximately 10 acres. It will be over a thousand feet long and around 400 feet wide right down the middle of the park. On the right side will be monthly sites and on the left side will be nightly ones. The lake is on the overnight side.

Site layout is also different for them also. Overnight sites will have pull thrus 82 feet long. Including the pad and trees inbetween, each site will be 50 feet wide with the roads all being one way and layed out in a loop.

Monthly sites are all back in with parking in the front for two cars. They will be 70 feet deep with the front parking spade 20 feet wide. The overall site will be 50 feet wide.

Cabins will all be located in there area, but adjacent to the overnight sites and close to the part of the lake I'm working on right now.

Tent sites will be in there own area and close to the store. They will have there own bathrooms and level grassy sites with water and an outlet with 15 amps of power.

Unfortunatley this will all take time to realize. To open I'm going to build 100 pull thru sites only. I will have to put monthly guests on one side of those sites until I can justifly building their area.

I spoke with a rep from KOA who sent me a franchise packet that I reviewed. I also talked to some owners of KOA to see what they thought about it. Some said it was a good thing, but would never do it again and didn't recomend it. Others hated it and didn't make any bones about it.

It's very pricey to get the franchise. I think startup costs were around $300,000. That's just to join. You still have to build the park. Then there is a monthly fee you give them based on your sales level. I forget how many points it was.

Some people love KOA's and some avoid them. I've never stayed at one and always thought they were too pricey. They have a new CEO who is dropping parks that haven't passed there inspections and streamlineing there operation. My other objection to KOA is the number of closed parks I've seen with their destictive A shaped store building. It just seems every abandoned, empty, old RV park I've come across was a KOA. Thats not accurate or fair to them, but it is my personal observation.

I also spoke briefly to a rep from Jellystone to see what there franchise fee's were. It was even more then KOA!!!

No golf course. I know of a few parks with them and it's a good draw. There is a new park less then an hour from me that is on a golf course. He's on about seven acres, all concrete with full hookups. Good Sam and Trailer Life gave him a perfect 10-10-10 score. That's extremely rare and to be honest, I was kind of suprised.

I have heard about golf cart rentals being a big thing up north at some parks. They get $10 an hour and the guest love it, or so I'm told. I'm hesitant on the idea for now.

I've not yet experienced a park that rents golf carts, Eddie. But I have run across a number of park websites that offer the service. It seems that those parks that do rent out golf carts are doing so to keep vehicle traffic to a minimum. Although from what I've been able to see, vehicle traffic is still allowed anyway, so I wonder if it isn't really just a money maker for the park? It seems to me that they charge something like $25.00 for a day, with a reduced weekly rate available. Don't know if this accurate though.

Jellystone in Plymouth, IN rents and it is a big draw. We've never been there but have some friends who go there for an annual thing. Not much in the area so the park has something of a "party" atmosphere and the golf carts contribute to that.

Also, on Put-n-Bay (island) in Lake Erie, cars are not allowed so everyone rents golf carts to get around. Same thing, very much a party atmosphere.

Hmmm, depending on what you want, you may NOT want to offer golf cart rentals!

Eddie, I'm really impressed with your planning. Hope it all goes well for you. And I have stayed in a number of KOA parks, although it's been quite a few years, and at one time, some of them were very good, but I think you've got the right idea about them. The Destiny RV Resort in Dallas (actually in Denton on I-35E north of Dallas) used to be a KOA, was very nice at one time, then deteriorated very badly before Destiny got it and did a lot of upgrading. Of course, being close to Dallas, I think they get $30 and up per night or $410 a month for their sites.

And you're sure right about the septic systems. You know a lot of RVers use chemicals in their holding tanks to keep down odors, and break up solids. Some of them are OK for septic systems, but some are not, so I've known of places that had serious problems as a result.

Eddie, I can offer my opinion on the golfcarts. I stay in a local park a good bit that let's you bring your own golfcart, and they also rent them. One of the big draws was the moonlight riding and looking at deer. We had a lot of fun riding around at nite, all carts must have light and insurance, lots of people enjoyed it till some got to running wild and caused a lot of problems. We had blind GC races and on the 4th of july,Easter, and Halloween people would Decorate their carts and have a big parade. But as I said some took advantage and now you can only ride in certain areas.
Ocean Lakes GC in Myrtle beach rents over 100 carts on holiday week and regularly rent 50 per week, but they have over 900 spaces. If you have a good bit of open trails to ride on, I bet you could do really well rent carts by the week or by the day. I think Ocean Lakes gets 300.00 per week and charge 3.00 per day if you bring your own. They even have GC parking at the store and at the grill.
I know you aren't building this prodject just for fun, so any proffitable ideas need to be weighed.

My son attended a professional golf school in Myrtle Beach for a few years. I wish I would've known about Ocean Lakes back then. I would definitely have paid them a visit.

We bought a camper last year and camped at a bunch of different areas. We stayed at one place that my wifes cousin has a seasonal and they allow golf carts. It is nice too have and allows easy access for a lot of people. The issue is most of the camp sites are close to the road and they go by, and then go by again and again and yet again. It might not have been so bad if they were the electric ones instead of gas. I know one park near us only allows electric.

(It might not have been so bad, but this park was pretty dirty, and there was very little to do so the kids drove around a lot. I don't know why the insist on staying there. it's less than a half hour from home.).

We always preferred Lakewood Camping Resort which is right next to Ocean Lakes. When I had my 34' motorhome we always managed to visit Lakewood at least once or twice a year on our trips up and down the coast. I just loved the sound of the ocean rolling in while sitting out with a cool drink.

There was another campground next to Lakewood on the other side that was called Pirate Land which was mostly for families with kids.
