Finishing New England White Pine Floors ... Do I need to apply a conditioner?

I have had good results using Danish oil with 1st coat thinned a bit for penetration.
I first saw the results in our local lumberyard that did a well traveled area in oil as a demo and it really stood up very well.
They literally swabbed the oil on with a number of applications.
While the finish is not glossy it is very durable.
Since I apply using a sponge I found that the sponge picks up any dust etc and cleans up by simply squishing the sponge.

I have also used sponge/oil application to seal and maintain natural wood wall look rather than varnish..

Ditto on the Tung oil. We used it on all the pine wood work, cabinets, and wide plank floors. As stated, labor intensive to the point of being a PITA but absolutely beautiful results.
As life happens and scuffs and scratches occure a little oil on some 600 grit sand paper a few rubs and like it never happened.

I've used everything mentioned, except for the 'rubio' product, and also generally prefer Waterlox in applications such as the unfinished pine mentioned. However, I feel that pretty good results can also be had with marine grade spar varnish or amber shellac [subject to tone, wear and application preferences]
Floors, doors and woodwork in many of the old homes I've worked in still wore original shellac finishes, which were easily restored.
