Sounds like you are not using livestock, if you did you could get the meadow you are wanting.

Livestock doesn’t eat sage. Goats maybe, but nothing else.

True, but in parts of the west it has expanded into native grasslands due to lack of periodic natural fires.

I know it varies on location but around here even if land price has increase significantly in the last 3 years that’s a lot of money.

I’m calling the utility this week to see the options for moving the line thar feeds the neighboring property, off this land, because it cuts right over the home building site

At our current place, acreage is $20k per acre for vacant rural land… we bought at $7k 5 years ago.

We bought at $1500/acre back in 1989. Next year it was $3K and has gone up ever since. $5K/acre today for small acreage is a very good price.
