Since dawn of history every time man messes with path of water flowing downhill it has become a nightmare. Just ask Crotch of Enginitwits.

You goin to mess with flowin water now you best put plenty of money in a sock cause Waters of US be comin back soon, and plenty of twerps wid laptops to issue fines.

Can you rebuild the drainage ditches elsewhere to redirect water well around and away from the foundation? Itll keep you from fighting the water after youve built.
I would be thinking about a way to get the water away from my pad site first, if its possible.

A customer of mine built a barn 20 years ago in an area that would get flooded during heavy rains. The piers eventually decayed or sank and it took me weeks of work to jack up the barn and straighten it up.

100% agree with you. First order of business it to dig a more formal drainage path for the water to flow. Right now the water comes out the culvert under my driveway and just empties to the slope with free reign to go where it pleases. I want to ditch it and put stone in to keep the water within a more formal channel. I will take care of that on both sides of the pad.

I will probably use something like a Versa-Lock retaining wall system with drainage around the perimeter inside the wall as well as at the base of the wall to take water away from the wall.

Still plenty of details to work out but it is starting to come together.

Do you need a building permit?......

Yup. Local codes will dictate what I "have" to do, but I tend to over build and over engineer things when possible.

That being said, our local inspector is a fairly decent guy and I have to have him over to inspect some completed electrical work anyways, I plan on picking his brain on what they will require and be looking for.

I'm not going to be building the garage/barn myself, don't have the time for this one. So the permits and plans etc. for the structure will be on the outfit I hire for that. The site work will probably be done by myself as much as possible, hence why I am looking for input on that.

If you could PIPE it, maybe in some 12 inch, the area will dry out much faster and future water won’t be able to spread into the soil near your foundation

Just me looking at the pictures it doesn’t look like a lot of water flows through there but I’m sure you learn more after a heavy rain than looking at pictures.
