You are in for the worst time of your life, I am suffering through it now. The gas companies will ruin the roads with their huge trucks they run all night and all day. Driving down the road is very dangerous because they will run you off the road and not even slow down, this has happened to me and my neighbors several times. It is a myth that they bring jobs into an area, they bring their own people in only locals that will make any money are a few dump truck drivers and the quarries. As far as the water goes I had mine tested at my cost 0f $340 just so I have a chance if they pollute my water. The testing guy told me that they are finding 15% of the wells get polluted. That was after I had the test done it was not said to get me to test. The camp grounds are hurting because the people are going elsewhere, who wants to hear large trucks 24/7. The value of your property will go to zero if you are near a drilling pad, the realtors will not even take the listing. Because the state is making so much money off of them the state police are only targeting the locals for a few miles over posted speed limits. We complain they come out ticket a few of us then say "You ask for it" meanwhile the trucks keep speeding and running people off the road. as far as the mineral rights go you may get one or two checks then they stop. My cousin was told he would get about $400 per month that lasted for 2 months now he gets $50 every other month. The contracts they have will take everything from you, even good lawyers do not see all the loopholes in them. They have been doing this for years and are the experts. NOTHING GOOD COMES FROM THE GAS COMPANY, ONLY PROBLEMS. They leave after ruining an area and move on to the next .

Thanks everyone for the info.

I have already had the well tested because our property is supposed to be longwall mined in 2-3 years but not 100 percent sure its going to happen...a rock fissure is supposedly near our proerty and they cannot go through that.

Just about all the wells south of me have been lost or contaminated due to longwall mining and the coal co. put in water buffaloes at each home and deliver water to them weekly. Some have been on this system for 4-5 years. .

I hate that frickin coal co. . you have no idea. Only 5-8 percent of the people in my area own their coal rights. People should get royalties on the coal under their ground when they longwall because their home prices are decimated..especially the people who have no water. But the little people get screwed especially the ones living in rural areas. Srs, I was a far right conservative at one time but this longwall bullcrap made me realize you need gov't watchdogs to watch over these companies.

At least I will be getting something out of the gas lease and I do own the gas rights. My wife and I are terrified over losing our water. We have no county water available and probably won't ever...rural area with no industry..stagnation.

Can't move now because the house is near worthless with longwall mining planned. A person would be nuts to buy a house with possibly no water in the future.

Oh and we did get hooked up with an association that is dealing with the gas co's.

These two comments strike a cord with me because I have been preaching to people forever about buying property without thinking about the mineral rights they may or may not be getting.

I've seen too many people who find that little corner of heaven and pay a premium price for it then are devastated when the big play hits and they find out they have a very small fractional interest in the mineral rights under their ground or maybe none at all. Then they have to deal with all the issues and none of the money to make it worth while.

But people still continue to buy and pay a premium for what s essentially surface rights only thinking that they have bought utopia.

If you don't own the full mineral rights you really don't own the property.
