I was wondering if anyone lived in the gatlinburg tenn area or somewhere close to that area? Me and my wife were thinking of moving to that area we dont want to live in gatlinburg just some where that is close. We have been there on vacation a few years back and we are goin back this month we just love it up there. We were just looking for info on the area i looked up prices on homes and they were pretty reasonable we are looking for 5-10 acres with a house around 1200-1500 so feet. We just want a place in the mountains instead of this swamp were in right now and i already have a tractor so i will be good to go! Thanks!

We have never lived in the area. But spent some time in the Johnson City and Kingsport area. Very nice with cities and conveniences near by. Gatlinburg is about 70 miles away. Sales taxes are high. Do not know about other taxes.

I don't know if this makes me the fun police or not, but Gatlinburg is very commercial and very expensive at this point.

Not sure what your financial situation or work situation is, but there are many other similar places that you do not pay the premium Tourism dollars for in that area.

I personnally like Tellico TN and Cherokee NC but that is because I am a motorcyclist and there is lots there.

I dont want to live in gatlinburg(as stated in my earlier post) but some where close with a good mountain view. I looked at some places near gatlinburg(cosby) that i thought were pretty cheap i am not looking for a million dollar home on a hundred acres just a nice place for 100,000 to 150,000. I would like to find a good fixer upper. I found alot of good deals in this price range my question is really about the area around gatlinburg. We are looking for a nice quiet small town.

Gatlinburg is at the entrance to the Great Smokey Mountains and is a tourist destination - big crowd lots of traffic. But you could locate nearby either in TN or NC lots of nice areas to fit whatever budget you have. No income tax in TN. We do have a higher sales tax 9.25 I think.

I live in Nashville and we have a farm in Hickory(50 miles east of Asheville) NC.

TN is a great place to live - the mountain areas or an hour away takes in an incredibly large area.

I'd say rent a couple of times in different places and get a hands on feel for what you like.

Thanks for the info our sales tax here is 8.75 and rising. We pay state tax here
so no state tax there is a plus were gonna do alot of looking and research before we pull the trigger. I love the mountains and the views up there.

Check out the Townsend area, Sylva NC, and surrounding area. Townsend is awesome.

Im not sure what you plans are for the future, ie: retirement or finding a new job.. But, you may want to lean toward the Knoxville area for work.. Its the largest city in the area and you should be able to stay pretty well in the country within a reasonable distance of Knoxville.. Sevierville is a popular place on the outskirts of Gatlinburg/Pigion Forge and reasonably removed from town as well.. I too would like to live in that area, but I learned from my move to Georgia that I wouldnt even think about buying a permant home anywhere without spending a good amount of time there first.. Like your area, I'm sure, there are many deals that you can find in areas that turn out to be less desirable for one reason or another.. The only way to find out about these area is to be there and check them out thuroughly.. Rental is a great recomendation, though buying a "stepping stone" might be good as well since you mentioned a fixer upper... Good luck..

We are self employed we have a lawn service and do very well down here.Since i bought the kubota i have been offering tractor service around my area and have been making some extra money. I wont be retiring anytime soon i am 36 the plan is to
open the lawn service where we move to. I have some investments that we recieve monthly income from so the lawn service isnt our only income. The plan is to have a years income in the bank before we make the move and sell off any toys that we have for extra money. Once we get there we will set up the lawn and tractor service and see what happens. If all else fails you will see me and my wife in gatlinburg begging for money so if you see us please put some change in our cup.LOL

Not sure if you're a member of lawnsite or lawncafe, but might be a good idea to get in touch with some LCO's in that area. Competition as you know can vary from area to area. I have a LC business as my side job here. The competition is fierce...with many scrubs/lowballers driving the cost WAY down. Where you are, word of mouth and quality work go a long way for making your business I'm sure. Unfortunately...when you relocate...you're just another joe mowing grass to many until the work gets out.

Also, I'm not sure if in your area you mow all year round. In the area you're looking at, it's gonna be March-Oct with a HEAVY leaf season in Oct/Nov.

I'm sure you've already thought of these things...just throwing them out. I would definately look in the Townsend area though. It is absolutely beautiful, remote, yet still close to things.
