We normally mow from feb-nov. I am a member of a few of the lawnsites. The scrubs and lowballers are thick in our area also. Thanks for the info.

I'm a little late here but I work in Knoxville.

Some other places to consider, Maryville, Lenoir City, Greenback (where I live) , Friendsville...

Maryville was evidently in some magazine as one of the better places to retire and what happened, but the crowds moved in!!

I can get to Gatlinburg area in about an hour from where I live. I would usually go the 'back way' (thorugh Maryville and on what I think is called Sevierville Highway) instead of I-40

Maryville isn't at the 'doorway' to the mountains as Sevierville/Gatlinburg area might be, but Maryville is more at the driveway. :rolleyes:

One thing to consider in that specific area (and I realize you didn't necessarily intend to move to that speciric area) is traffic.

The traffic there can ABSOLUTELY suck. Wife wanted to go up there one day "for kicks". Happened to be at the height of the leaves turning. We didn't go but I talked to someone who DID. They said it took them TWO hours to get from Pigeon Forge to Gatlinburg.

No thank you!!! I'd rather clean the toilets than "choose" to deal with that. (realize she wasn't going up there to SEE the leaves, she wanted to see a log house, which will be there AFTER the leaves fall)

If you want someplace to park your tractor in the MEANTIME, I'm sitting on some acerage that needs to be cut and another machine would come in handy dandy!!

I am going to enjoy the view! LOL. I plan on picking up leaves and hopefully some tractor work. I will have plenty of money saved up before i make the move so i will have some back up money. Richard i might take you up on your offer. The first time we went the traffic was horrible on the weekend especially friday when everyone is trying to get there.

I lived in that area for about 7 years, and owned a house up there for closer to 10. I think Richard rattled off the places I was thinking of. One thing about that area is there are some amazing views that just appear and fade within a mile of driving.

I have two friends that live there. On in the Maryville area with a beautiful view. I would say he lives on about 3-4 acres as do all his neighbors. I have another firend that faces away from the mountains off a cliff and has a river view. He got a steal on that land since it was "hard to build" and not a mountain view. I like it just as much.

Lawn service in that area. Just note, UTK (UT knox) is just around the corner. With a boatload of Horticulture students that love to open their own landscape business and keep the market saturated. Not that you can't beat them at the game, and only need a small share of the whole pie depending on the size of your operation. Just thought I would mention it so you were aware.

I was there a few weeks ago with my wife. Went through Cade's Cove, Gatlinburg, Pidgeon Forge and Sevierville. The traffice was pretty bad. Other places to consider are Newport, TN; Weaverville, NC; or Asheville, NC

I generally get up to Gatlinburg, Pigeon Forge, Sevierville. Townsend about two days a week. It is a beautiful area but land prices are going through the roof and have been for many yrs now. Acerage for what your looking for will avg atleast 20k per acre and quadruple that if it's flat and on a main road. :D
When an old timer passes away his heirs are selling to developers for the big $$$$'s....

There are deals to be had but they are few and far inbetween.

In Sevier county (where Gatlinburg, PF & Sev resides) you have to go to the outlying communities such as Seymour which has a nice view of the mtns, or Cosby to get the lower price per acre or into the neighboring counties such as Blount, Jefferson or Cocke. All still have views of the mtns and Douglas lake. I live 40 miles away and can see the Smokies on clear days.

Tourist season turns 15 minute drives into an hr or better bumper to bumper commute if'n you don't know the back roads :D
Good news is that theres beau-coup work available. And since they like the place to look nice, mowing in the long mowing season, leaf collection and the maintenance of the flora in the spring & fall plus general yr round maintenance seems to be enough work to keep those that want to do it.

Theres no state income tax in TN but there is state & local sales tax added to every sale. In Knox county it's 9.25%, I'm not sure about Sevier county but I suspect it's similar. The property tax isn't high when compared to large metropolitan areas and the schools are very good.

We have lived in the county around Gatlinburg, Pigeon Forge, and Sevierville for about five years now and love the area. We spent the five years before that vacationing down here five or six weeks a year to make sure that we would like it before making the leap. The people in East TN are really kind and helpful neighbors.

The area is a tourist area so you have all kinds of entertainment available from the GSMNP to festivals, crafts, musical shows, car shows, minor league baseball, shopping, restaurants, etc. Most of the venues offer "Sevier County Days" with free or reduced admissions, i.e. the Aquarium is free to residents this week.

The traffic is always a topic of discussion but once you have been here a while you know your way around and it doesn't impact you as much. They have made some significant road changes in the last couple of years to ease the flow. The only real problem you have during tourist season is if you are forced to use the Parkway between I-40 and Gatlinburg and I can avoid that most of the time.

Land prices can be high around the cities but ease as you move away. You can expect to pay around $7,000 to $10,000 per acre for "mountain" acerage and higher for flat land in the county or areas very close to the park. Much higher in Wears Valley or other nearby high demand locations. There are land auctions about every week where you can get in on the ground floor.....

Property taxes are very low although sales taxes are high, 9.75%. NO income tax. The sales tax provides the income to the local govenments to keep other costs low. For instance, raw land in Sevier County assessed at $36,000 would have property tax around $120 per year.

You spoke of Cosby in one of your earlier posts-- Great land out there and more reasonably priced. The only drawback would be distance from everything.

There are excellent medical facilities in Sevierville and UT Medical Center is close by.

There is plenty of work available in the lawn care businesses but I don't really know how competitive it is.

been reading this thread, as i am looking to move to an area near Johnson City, TN. allow me to share my experience thus far. actually, we started looking in the asheville north carolina area. we have a great real estate buyers agent for this area. what we found was prices way cheaper than we are used to here in maryland, but for what we were looking for (about 20 acres min of useable land, not straight up a mountain) its about like finding a needle in a haystack, not the mention the huge amount of cultural leftists and new age types in the actual city, was to overwhelming.

So over the summer we did some searching in the johnson city, tn area. prices are more in line with what we are looking for. we almost bought a 2000 sq ft house with 40 acres about 30 min from johnson city for 240K. land is alot gentler, but you still can have mountain views of the real mountains.

so our seach will continue in the johnson city/asheville area, and if nothing turns up by next fall, we will probably start looking in the knoxville area (within 45 min of knoxville) it is sort of a pain searching for real estate, when you are 6-7 hours away but i think in the end it will be worth it.

as soon as we find a place, with acreage, i'll be looking for that old JD 4020 to fix up!
