So clean it a bit, wash it a bit, take at least 8 photos on a clear sunny day with the sun to your back (move the tractor around, you keep the sun at your back for all photos) and list it for $24,000 or best offer. Every week or two drop $1000 until you find the price that attracts that buyer.

I would skip the "best offer" idea.
See what type of offers you get.
With "best offer" you are simply advertising that you will sell for less.
No need to advertise that,..... unless you are desperate.

I've had folks get mad at me when I use the OBO technique because they oft wish to shoot out a low-baller and ask me if I'll take it. I say no, I'll take your offer, name and number and in a couple weeks of your the BEST offer.... I'll call ya back. They don't get that best offer is not first offer! I always list assuming that there is a expectation of price haggling, so If I list a $900 I am likely really thinking $850 or $800 in my head. In no way am I thinking $450 though!

We differ on this!
As far as I am concerned, if you are serious, we will agree on the spot, to a price that I will accept.
If not, I will not chase you around, some two weeks later.

Same with a new car sales.
If you give me your best price I may buy.
If you want to play with me, I will go elsewhere!

I am WAY too old to play pricing games!

I think it depends on the perceived value of the item and the then also the person making the offer. If I have an emotional attachment to my tractor and want it to be a $28K tractor so bad that it hurts and you make me an offer of $21K.... I am not going to take your offer. But again if you made an offer that was close enough that I started twitching..... I would likely take it.

That whole perceived value or emotional value thing is a real bear. Many of us humans develop some form of emotional attachment to "things" and when time comes to sell, we are often seeking some amount of compensation for that false value that we added. Selling things is not always easy. We are weird creatures!

I went through this recently when I sold my New Holland. I felt it was worth 10,000. I started advertising it for 12,000 with my 4' cutter.. And I dropped it down $500 a week. Finally I was at 11,000, I was still set I wanted my 10,000 and basing my new purchase on getting that. As I dropped the price though, I took the cutter out of the ad. I had someone show up when it was at 11. Asked my best price and I said 10,000. He kept offering me 9,000 because 10,000 would take all of his money he had saved. I stayed firm at my 10. Two days later I had a guy show up - still priced at 11. He said, will you take 10. I said sure. He came the next day with a check and trailer and took it home. I sold the cutter for $700 the same day. Went the next day and ordered my new Kubota.

I think you are in a fine spot to get very good money for that machine. It's big enough not to be considered a TOY. The right person has to come along, and will.

Probably, the biggest obstacle is Kubota low rate financing and warranty on new units.

As far as the emotional attachment, I only halfway agree. I think it's more often a case of people think their sheit smells sweeter. You often see, dirty, abused, often fairly new equipment being sold privately with a big asking price.

I have had equipment for sale for years, getting many offers, but knowing that there were not many such units out there. On a Steiner 72 inch mower deck, Finally a guy bought it and didn't even squabble. I gave him the discount, I always build into my price anyways.
