Still looking since thats half the fun!
I hope I made the right choice. I thought many nights about doing the right thing and what is best for our family in the long run. Here are a few reasons we decided to sell.

1. I want my sons to be able to have everything including a rural lifestyle that includes having animals like my wife got to enjoy on her parents farm growing up.She never got to go on vacations growing up, on the other we lived in the city but seen alot of the world before the age of 12 ( still plenty more to see though). At the same time I want to enjoy the country life also and be able to afford vacations and allow them to be diverse individuals and see the world with mom and dad. I think seeing the world will have a better impact on the kids than living on our own farm. We still live in the country just on an acre lot and cant have farm animals though..Maybe a goat and some chickens but that is it.

2. Most compelling reason I wanted to sell is if something ever happens to me I want my home to be paid off so my wife would not have to face foreclosure along with tragedy. Hopefully our seven year old home will be paid in full before I turn 30 years old.Not bad having a 180K house that will be paid for sitting on a little over an acre.

3. Five years since we bought and still not being able to see a tractor in my future to care for the land and having to hire neighbors to do the work. Bills, me going to school still and having 2-3 years left and having more children combined with the extended drive we would face 40 miles one way to work vs. our current 25 mile drive. It just is not feasiable for us to build the house (modest size 2000ft) afford a tractor, build a barn to properly store it, and have any hopes of gettting ahead in life and put money into retirement.

We split the property into smaller parcels and sold one. We have 12 acres left that is now paid for free and clear we are closing on next week. Its been fun to dream, shopping for the land was a great expereince and half the fun.Been called a fool for buying land and having this dream of a a farm by freinds and family. We got to see alot of the country otherwise most people would never see unless it went up for sale.
I will buy more land if I ever graduate from college and get the job i want. But for now I must remain humble, thankful for what we got, and live within our income.

Hard decision but you do what you think is right and you move on. Only you can say if this was the right thing.

You can as you say buy more later if things allow. It's not as if the world is ending today.

Stay positive. It's the right attitude to have. Besides, being a father is so much more rewarding than any piece of dirt on this planet.

Well, with this approach, there will be opportunities down the line. You're still young and have a lot of time ahead of you.

Your decision was reasoned and carefully considered. Your values drove the result. That's the way it should be. This ability to think, decide and proceed bodes well for the future of you and your family.... I wish you well.

It shows strength of character. Holding on grimly, or going down with the sinking ship doesn't make sense. You can try again when conditions are better, should you choose to do that in the future....:)

You sound like a wise and mature young man, and by far a more responsible young adult than I ever was at your age. I have absolutely no doubt that if you continue to live by your actions per your post here, you no doubt will succeed in whatever endevors you put your mind to in the future.

I might suggest, if you haven't done it yet, at your age, if you don't have a decent life insurance plan, NOW is the time to get one so if anything does happen to you, you know your family will be provided for.

We are facing the same decision. We bought 24 acres 30+ miles away back in '99 thinking we would build and retire there. But now we are rethinking it. We live on an acre outside of town that we are happy on. We have 3 grandkids in town. Spring/summer/fall we are going 2-3 days/nights a week to their activities. My wife's mother who still lives alone, is 86 and still in reasonably good health. But my wife does not really want to get that far away in case she needs help of some kind. She fell recently during the night and cut her leg and my wife had to get up, go get her, and take her to the ER. That would have been a 45 minute one way trip from our land.
The land is 15 miles from the nearest reasonable shopping areas. So you can't just run to WM or HD to pick up something quick.
Our house will be paid for in 2 yrs and I am about to retire. I can't really see building a new house and taking on a new mortgage at this point. Oh well. It was fun to think about it for awhile. :)

My wife and I are in our early 30s. We are about to finish building our home on a little over 5 acres. We were lucky to sell our last house before the real estate crash and came out really well for only owning the home for a little over 2 years. With a lot of scrimping, saving and sweat equity we did it. But the time was right now, a few years ago it wouldn't have been for a number of reasons.

Point is if you really want it, it will happen for you. Especially when you have your priorities straight like you do.

Good luck!:)

You found out what you needed to do to make your life easier. Isn't that what it's all about.

Later, after you finish school, after your son moves out, you retire, you can re-evaluate and if you wish you can get that tractor, farm, and animals and your grandchildren will love visiting you. :)
