At a bare minum your life insurance (that you have im shure) should cover the payoff of your property.

Another value would be what you "are worth" Its fairly straight forward as most everyone these days uses the formula developed for/by the 9/11 fund.

One thing im learning is that the land isnt getting any cheeper thats for shure.

I did it about oposite, but the goal was the same. I realized that I wasn't living the life that I wanted and had fallen into a rut of working for things that I wanted, but in reality, could live without. The house was just an object, but my sanity was in jeopardy. When I started getting angry and road rage, I new it was time for a change.

Small home, rural living has changed my life completely. I don't worry about bills, fancy things or traveling to exotic places anymore. Where I live is where I want to be. I wake up happy, I go to bed happy and if I can't afford something today, I just wait until I can. One day we'll build a nice house and do all that, but for now, it's more important to enjoy our lives.

It sounds like you have some good reasons for the move. Just be sure it's a move that you really want and not one that will just repace one problem with another.

That's some wisdom right there. Way to go with getting your priorities straight. I'm right behind you-bought the property, and doing the necessary to get it ready for step 2-building the house and getting out of town.

Haha....hah..

We did quite the opposite. I suffer from road rage everyday, others. My jobs take me up an down one of the worst commutes in the country. A day starts at 3am and ends around 8pm. So between 8pm and 3am I get MY time. We figured since I was killing myself in my work, we would turn up the pressure and finish the job with my home life.

So we moved to a non-functioning farm. After consultations with loan sharks and predatory mortgage brokers we stretched for the American dream of yester-year.

I don't have to worry about bills in my sleep because I don't sleep. Heck, in my situation, even my lenders aren't sleeping. I think even my insurance agent isn't sleeping. All I know is he will be the only one crying at my funeral.

The great thing is we are where we want to be, and one day, one day, I will get to sit back and enjoy it. Right now, I am hanging on for the ride. And I am sure a lot of others are hanging on too. So we can all hang together.

We grew up in rural areas, and just hated it living in the city after we married. We didn't buy this land until age 34. Got into the house a bit before turning 40. Will have it paid off at 59. We had a lot of roadblocks to overcome in reaching this dream, but that builds character. You are young and have a full life ahead of you. You are just starting out. Don't give up on those dreams. Work hard, keep your priorities straight (it is obvious they are straight now-you are committed to your family), and have faith. My best wishes to you and your family.

I would not say you are giving up on your dream, only postponing it for a while.

We have also thought about the "move to the country" concept for our 34 acres. However right now, we live on 1.5 acres near town and have built a nice campsite near the creek in the woods on our property. It's only 10 miles away though so really easy to get to/use. Building / moving there is another 5-10 yrs away...if it happens.

We bought 60ac in middle TN pre Katrina. Made the decision to sell it and return to TN last year. We loved the land but it was too far away from family and business. We did OK (tripled our money) in 4 yrs. Bought a house and 6ac in middle MS. I have a small mortgage and a happy wife. These decisions are never easy but I firmly believe that God has a plan for us all. As I tell my kids (all grown now) "Life is what happens while your making other plans"
