I just had Amish friends put a steel roof on my house and cover 42 feet of the front deck. I left the last 10 feet of deck for a sun deck. I had a little storm damage but not enough to claim on my insurance, but it was time to replace the roof. I don't think I will ever use shingles again. This is a 40 yr roof and should far outlive me. It was a 1500 sg. ft. roof plus the uprights, rafters, and purlins cost was $7400

Day 1: All's well that ends well. Talked to the portapot supplier, and they said no problem, will have you one this afternoon. They actually came before noon, very clean unit, guy was really nice.
The day started with light rain, not good for tearing off a roof. After it had stopped awhile, and the radar looked good, they started tearing off. They didn't get too much done, and they stopped because the sky was getting dark again. So we got it covered up with tarps and paper before the rain started again. We did find some bad spots in the sheathing, between the dormers. Will have to replace some sheathing, so I picked that up tonight. The delay also worked out for the dumpster delay, although I'm thinking it is a bit small. I'm going to have to tamp down the shingles in the dumpster with the backhoe. The amish roofers brought a shingle buggy, Roofing Equipment and Tools - Roofers Buggy a Self-Propelled Trailer and Lift for Roofing This is a neat piece of equipment that helps keep things clean.

Everything is off, and covered with new synthetic felt. Had to replace 5 sheets of sheathing. I removed a skylight that SWMBO didn't like. Shingles have been started, they finished the porch roof and dormers, but it was so hot friday they had to stop, shingles were getting too soft.
I like the amish guys, really great workers. There are 3 of them, and a non amish driver/worker. I grilled burgers for them thursday and friday for lunch, and have plenty of water available.
The dumpster was too small, had to get it dumped friday. I even used the backhoe to tamp it down. they brought a slightly larger one friday.

As you have experience with roofing you have noticed the warning signs correctly. You have the choice of keeping the existing roof layers and replacing the new roof over it or tearing the old layers off to save on costs but there are specific building regulations for the number of layers you can add. Roof tear off is calculated based on the type of roof design (flat or pitched), overhang or perimeter, and if your roof has a complex or simple or normal design if its flat and the type of shingles and the layers you would like to be removed. 1 layer is approximately $90 to $140 per hundred square feet. If your shingles are asphalt it may cost less as compared to other types but again prices depend on size of the house etc. I think you could get a free in house estimate from Champion Windows and Doors in your area. I don't think its advertising as much as a helpful suggestion, that's all. No different than the link you posted to that roof buggy.
