I by no means am a Real Estate guru, but i wonder . till the original offer is accepeted, does not the agent have the obligcation to report to the seller of any offers that come in? Seems like you really like that parcel and i hope all goes well for you.

In our part of the world, thats a multiple offer. You can use that to your advantage and basically scare the first folks into either increasing their price or backing out. If it were me, I would offer $5000 over the asking price or offer to pay $5000 fees in agents fees. If the other folks really want it, they may well counter offer but at least you will know.

I truely wish you the best in your pursuit of the property of your choice. Make no mistake though, offering more than asking price may be losing game. Here in Kalifornia, we are in a sort of bubble ... the last few years have looked very profitable for those that bought and sold at the right time ... over the last 20 years though, it has been a median 6% gain ... unless your in an area that benifited more during the (you guessed it) the high-teck BUBBLE. Watch out for "bubbles" they don't apply to all places nor all transactions. Do what your market tells you is best ... never anything more ... unless you just can't live with yourself without the property.

He could easily be undervalued by $10K, who knows, it all depends on what the market will bear and what someone is willing to pay. I don't think $5K is going to pop any bubbles here, but it may get him the home he want's. I'd go for it.

I agree. Go check it out again and see if you really want it. If so, make another offer and make sure the message is getting communicated to the seller. Of course, your offer will be contingent on appraisal....you'll be pretty safe that way. Sounds great!

The "other offer" is family of the agent listing the place. /forums/images/graemlins/shocked.gif That's going to be tough to overcome. /forums/images/graemlins/mad.gif

OUR agent works for another real estate company. He's conveyed our final offer to the listing agency. I offered $7500 MORE THAN asking price. I figure that's ALL the place is worth. I WANT the place bad, but I'm a businessman....There is a limit. /forums/images/graemlins/smirk.gif No sense in paying way more than the property is worth. /forums/images/graemlins/tongue.gif

We WILL be notifying the state reality board IF our offer isn't taken, and the place sells for LESS than our final offer. /forums/images/graemlins/mad.gif

Somehow, the lustre has worn off in 24 hours. I still LOVE the place, but I'm not getting into a legal battle in order to pay out a relatively large sum of money.....Just doesn't make much sense. /forums/images/graemlins/grin.gif /forums/images/graemlins/shocked.gif
