I'd say that's quite likely. There are trade-ins, repos, as well as individuals selling. If you buy from a dealer, they'll probably price it delivered and installed. If you buy from an individual, you'll probably have to hire someone to move and install it.

A "modular home" is a full stick built home made in factory jigs and assembled on site. It is essentially a stick built home with drywall, 2x6 studs and 2x10 floor joists, etc. I guess everybody knows that a mobile home is not a modular home (referenced in the original thread).

A nice modular will run roughly $90-$100 sqf.

A "modular home" is a full stick built home made in factory jigs and assembled on site. It is essentially a stick built home with drywall, 2x6 studs and 2x10 floor joists, etc. I guess everybody knows that a mobile home is not a modular home (referenced in the original thread).

Whatever you do run as fast as you can from any Oakwood home. Clayton isn't much better. If you see any HouseSmart home I would closely at one. They were probably one of the best built manufactured homes around. If you do research on them you will see they were a division of Oakwood but built with a much higher quality. make sure you get a home with tounge and groved flooring and not press board. First water leak you have the floor will have to be replaced where the leaked happened with press board. I own a House Smart home. All sheet rock, none of that cheap plastic wall board on this home. LOL I have 3 full baths and one guest bathroom. SQ footage in 2432. here's a few pics of the inside of the home.

My neighbor bought a repo to put on some land to rent. He found a 16x80 that was about 2 years old but had only been lived in for about 6 months. New it was about $33k.... he only paid $15k. He did pay for the moving and install... which I would think was 1-2K. A lot of repos aren't as nice as the one he got. Some people that know a repo is coming intentionally tear stuff up. His was really clean and truly looked like it had never been lived in before.
