I know this isn't what Lee is looking for, but we're talking mobil homes....my new neighbors just had a 2400+ sf delivered. It was made by Franklin Homes and has 6" walls, 10" floor joists, 3/4" plywood subfloors, 8' ceilings, laminated and ceramic floors, sheetrock walls, etc. It looks just like a site built home on the inside. He said he paid $110,000 for it. That didn't include septic, and other hookups. They brought it in with 8 axles under each half. The tow truck barely had the front wheels on the ground. It must be really heavy.

gene.....we've decided to buy the single wide unit. I am going tomorrow to give the down payment in order to place the order to have the unit built. They said it will only take a couple of weeks to have built. Looks like the next 4-6 weeks are going to be VERY busy for me. I have to clear and level up the area that I am going to put it. Install a gate large enough for the trailer to fit through, cut tree limbs to clear the top of the trailer, install septic(subcontract), and install a new bladder and water line, and then install the electrical service for the house/trailer.

My brother bought a repo single wide in good shape for 6000. You may want to shop for a week or 2 before going new.

You might check with your county requirements first - I was going to do the same thing but here in Lancaster County, Nebraska, you can't put a single-wide on less then 20 acres. Has to be a double-wide if it is less than 20 acres. I only have 4 acres so I am currently looking at a 1997 Atlantic 26x58 home that looks like it is brand new. The current owners have took immaculate care of it and updated the whole house over time. They are asking $39,900 moved from its current location to my location. Of course, our current house will be burned down by the local fire department first so there will be some additional fee's for removing the remains but that's about it. Before we bought this property we had a 2004 Champion 16x80 single-wide but we couldn't move it to the acreage because of the county regulations. Just something to consider...

Thanks for the info everyone. We bought a 16'x70' single wide that is going to be delivered in about 10 days. This weekend we are going to clear/level the site and go from there. Thanks again!
