I just purchased a modular in OCT 2004 for $69,500.
Here are the specs on the house (Size: 28 x 60(56), Approx. 1493 sq. ft.)
Price Range: $80K-111K. This included my furnace, hot water heater, and stove and
Ref. I placed it on crawl space. The foundation costs me $7500.
I am redoing my mortgage and this past Friday the house and barn (which they did not allow
That much on barn just appraised at $266,000 and this does not include the 106
Acres it sits on. They just used 5 acres. So there is something to said for buying
Something that will go up in value. Here are some of the things I did.
1) Look right time of year,
2) do not be too picky about colors.
3) Look for duplicate models on the lot that means some body backed out.
4) With my house I noticed the curtains were different in the living room, and dining room and it is an open floor plan. I asked the salesman why and he told me that kids burned ½ of the house when it was parked in route someplace. The house company had to order a new ½ house. They remodeled the burnt ½ for office space. The people that ordered the house had to take a different one due to time commitments.
5) In the northeast the dealers are more willing to make a deal in the fall and early winter.
6) Notice the small stuff.

After seeing the values go up so much I do not believe I would buy a trailer. Nothing against trailers and or doublewides but to get that much equity in two years is fantastic. But this was my personal experience.
